We see this all the time! If your downspout has taken a hit, don’t wait for the next downpour to see if it still works. Water always finds a way, and you don’t want that water to be inside your crawl space.

This is what a slow drain can turn into.

During a recent visit with one of our commercial maintenance clients, our technician found a sink drain that was badly plugged with buildup.

It’s not the most glamorous part of maintaining a property, but clogged drains don’t get better on their own. Left unaddressed, they can lead to backups, odors, unusable sinks, and a much bigger disruption for employees, customers, or tenants.

Our technician cleared the blockage and got the sink draining properly again.

For commercial properties, catching the small maintenance issues before they interrupt the workday can make a big difference.

What’s hiding under your home?

During a recent crawlspace inspection, Loren found a disconnected duct that was pulling dust, debris, and unfiltered crawlspace air into the home.

From inside the house, there was little indication anything was wrong.

Loren repaired and properly sealed the duct, helping restore cleaner airflow and making sure the system was working as it should.

Issues like this can be easy to miss when you’re not regularly looking beneath your home. When was the last time someone checked your crawlspace?

Our technicians have been busy refinishing decks lately, including this Ipe deck Zane recently worked on at Brasada Ranch.

Ipe is an incredibly dense hardwood known for its durability and natural resistance to rot, insects, and decay. It can also achieve a Class A fire rating under applicable conditions, a valuable characteristic in Central Oregon.

Over time, UV exposure turns Ipe from a rich brown to a silver-gray patina. Refinishing restores that natural color while helping protect the wood from continued exposure.

Quality materials are worth maintaining, and this deck is a great example of what the right care can preserve.

During a recent job in Sunriver, Zane found that this second-story railing had never been properly fastened to the post. Over time, it had started to sag.

It may not have looked like a major problem, but on a second story, a railing that isn’t properly secured can become a serious safety concern.

Zane clamped the railing back into position and added the fasteners needed to properly secure it to the post. It was a quick repair that could have prevented a much bigger problem.

Now it’s secure, sturdy, and ready for another 20+ years.

Taking care of the little things around a home isn’t always about how they look. Sometimes, it’s about making sure the people who use the space are safe.

Luke wasn’t expecting to find this under a client’s home.

During a recent quarterly maintenance visit, he discovered a cat in the crawlspace.

The cat had found an opening underneath the home and gotten inside. Luke was able to give it a safe way out, then secured the opening to keep rodents and other unwanted visitors from getting in.

Had the cat gone unnoticed, it could have damaged insulation, disturbed the v***r barrier, or gotten into ductwork.

Thankfully, the cat got out safely and a potential problem for the homeowner was caught early.

We appreciate the opportunity to help when we notice something unexpected during a quarterly maintenance visit. For us, taking good care of a home means paying attention to more than just the task in front of us.

Here’s what goes into a Kaufman Maintenance quarterly visit.

For this 3rd quarter visit, Luke inspected the plumbing, cleaned and replaced furnace filters, tested smoke and CO detectors, checked exhaust fans, doors and windows, and replaced light bulbs where needed.

Regular maintenance helps take care of the things that can easily get overlooked and catch small issues before they become bigger ones.

And every once in a while, you find something that wasn’t on the checklist. 🐝
