Starting a home remodel?🏠 Here’s what we wish every client knew before day one.

1. Get everything in writing.
A verbal quote isn’t a contract. Scope, timeline, and cost should all be written before work starts.

2. Budget an extra 10-15% for surprises.
Old homes especially - you don’t know what’s behind the wall until it’s open. A cushion keeps surprises from becoming stress.

3. Permits aren’t optional (even when it’s tempting to skip them).
Unpermitted work can cause problems when you sell the house. A legit contractor pulls the right permits.

4. Your timeline will probably shift - and it’s normal!
Material delays, inspections, and things found mid-demo all affect the schedule. A good contractor communicates changes as they happen instead of going quiet.

5. The cheapest quote isn’t always the best value.
Compare what’s actually included - material, warranty, timeline - not just the bottom-line number.
