When Water Doesn’t Move, Your Property Pays the Price.
Standing water, recurring puddles, and saturated landscape areas can be more than an eyesore. Left unaddressed, drainage problems can contribute to turf damage, plant decline, erosion, and costly property repairs.

Common drainage concerns we address:

• Drain Cleaning — Clearing blocked or restricted drainage pathways to restore proper water flow.
• Low Spots — Identifying areas where settlement or grading issues are preventing water from moving efficiently.
• Standing-Water Areas — Investigating recurring pooling and addressing the underlying drainage concern.

At GreenStar, we don’t just treat the symptom. We look at where the water is coming from, where it needs to go, and what is preventing it from getting there.

For commercial properties, proactive drainage management helps protect the landscape, maintain appearance, and prevent small issues from becoming expensive ones.

Identify the problem. Correct the cause. Protect the property.

When Overgrowth Starts Working Against the Property

Large shrubs can add structure, privacy, and visual impact to a commercial landscape. But when woody plant material becomes overgrown, that same planting can quickly become a maintenance and appearance problem.

Overgrown shrubs can:
• Block windows, signs, and sightlines
• Encroach on walkways and surrounding areas
• Become difficult to maintain consistently
• Develop excessive woody growth
• Make otherwise well-maintained properties look neglected

Shrub rejuvenation and hard pruning provide a reset.

By selectively reducing large, overgrown shrubs and managing mature woody growth, our teams can restore clearance, structure, and scale bringing the planting back into balance with the property.

The goal isn't simply to make shrubs smaller.

It's to restore the landscape's intended appearance, improve maintainability, and protect the property's overall presentation.

A well-managed commercial landscape should look intentional from every angle.

Identify the overgrowth. Reset the structure. Maintain the standard.

Healthy Trees. Safer Properties. Proactive Management.

Tree work isn’t just about how a property looks it’s about identifying problems before they become larger, more costly issues.

Over time, trees can develop deadwood, declining conditions, and hazardous limbs that may create risks for people, buildings, vehicles, and surrounding landscape areas.

That’s where proactive tree management makes a difference.

🌳 Deadwood Removal
Remove dead branches that can become falling hazards and detract from the appearance of the property.

🌳 Dead or Declining Trees
Identify trees that are no longer viable or are declining beyond recovery, and develop a plan for responsible removal.

🌳 Hazardous Limbs
Address damaged, weak, or structurally compromised limbs before they create a larger safety or property concern.

At GreenStar Landscape Management, tree work is approached as part of the bigger picture: protecting the property, managing risk, and maintaining the long-term health and appearance of the landscape.

The goal isn’t simply to remove what’s problematic.

It’s to identify it early, address it properly, and keep the property moving forward.

When a Property Starts to Look Tired, Small Details Matter.

A commercial property doesn’t have to look neglected to lose some of its impact.

Accumulated debris. Dirty hardscapes. Weathered surfaces. Overlooked corners. Small appearance issues can gradually change how tenants, customers, and visitors perceive a property.

And those details matter.

At GreenStar Landscape Management, Property Appearance Improvements are focused on bringing a property back to a clean, polished, professional standard.

That can include:

• Cleanup
Removing accumulated debris, leaves, litter, and visual clutter.

• Hardscape Cleaning
Refreshing walkways, plazas, curbs, and other high-visibility surfaces.

• General Appearance Improvements
Identifying and addressing the smaller issues that affect the overall presentation of the property.

The goal isn't simply to make a property look “clean.”

It’s to make the property look cared for.

Because the landscape and surrounding exterior are often the first things people see—and first impressions influence how a property is perceived.

A stronger property presentation starts with the details.

Your Property’s First Impression Starts at the Curb

A commercial property can have healthy plants, clean planting beds, and a well-maintained lawn.

But then you pull into the parking lot.

The curbs are faded.
The hardscape has years of dirt and buildup.
High-traffic areas look worn.

Suddenly, the property doesn’t feel as well maintained as it actually is.

That’s why property appearance improvements are an important part of commercial landscape management.

Pressure washing helps restore hardscape and high-traffic areas by removing dirt, grime, staining, and buildup.

Curb painting refreshes faded edges, improves definition, and gives parking areas and walkways a cleaner, more finished appearance.

These details may seem small, but they contribute to how tenants, customers, employees, and visitors experience the property.

At GreenStar Landscape Management, we look beyond the landscape itself.

We look at the entire property and the details that shape its appearance.

Because commercial landscape management isn’t just about maintaining what grows.

It’s about maintaining the property as a whole.

When Your Landscape Beds Start Showing Their Age

A well-maintained commercial property is often judged by the details. Landscape beds are no exception.

Over time, mulch and groundcover areas can lose their effectiveness and begin creating visible maintenance issues:

• Thin mulch — Leaving beds underprotected and inconsistent in appearance.
• Exposed soil — Creating a unfinished look and allowing moisture to escape more quickly.
• Faded material — Making otherwise well-maintained beds look tired and weathered.
• Weed-prone areas — Gaps and thin coverage can create opportunities for w**ds to establish.
• Decomposed granite areas — Material can thin out, migrate, or become uneven, leaving areas looking neglected.

The solution isn’t simply adding material.

Effective mulch and groundcover management starts with assessing the existing conditions, correcting problem areas, and replenishing material where it is actually needed.

The result is more consistent coverage, cleaner landscape beds, and a property that continues to reflect the level of care behind it.

Because on a commercial property, the details are part of the investment.

A Plant Replacement Is More Than Just Replacing a Plant 🌱

When a plant fails, the easiest answer is often: “Just replace it.”

But if the underlying problem isn’t addressed, the replacement may face the same fate.

At GreenStar Landscape Management, plant replacement means more than removing dead material and putting something new in its place. We look at the conditions surrounding the failure including:

💧 Irrigation and water availability
🌱 Root-zone conditions
☀️ Light exposure
💦 Drainage
🌿 Species suitability
🏡 Site and surrounding landscape conditions

We correct obvious contributing issues, prepare the planting area, install the replacement, and provide the water and establishment care needed to help it succeed.

The goal isn't simply to fill a gap. It's to create a replacement that has a better chance of thriving.

Because a successful landscape isn't measured by how quickly a plant is replaced it's measured by how well it performs over time.

Trees Are Assets. Assess Them Like It.

A mature tree is more than part of the landscape. It is a long-lived biological and structural asset that contributes shade, property character, and long-term value.

That’s why tree care should start with assessment not assumptions.

🌳 What does a tree assessment look at?

GreenStar evaluates the visible condition of the:
• Roots and root flare
• Trunk
• Scaffold branches
• Crown and canopy

We also consider irrigation, soil conditions, site conflicts, species characteristics, age, and future growth.

Why does that matter?

A symptom in the canopy may actually originate below ground. Water issues, soil conditions, root damage, pests, or structural concerns can all influence tree health and stability.

Understanding the cause helps determine the right next step whether that means pruning, treatment, monitoring, additional testing, preservation, or replacement.

The goal isn't simply to identify a problem.

It’s to give ownership a reasoned basis for making decisions about valuable trees before a manageable condition becomes a costly removal or replacement.

And because an assessment reflects conditions observed at a specific point in time, some issues such as concealed decay or root problems may require advanced testing or continued monitoring.

Inspect the whole tree. Understand the cause. Plan for the future.

A Lawn Doesn’t Have to Fail Completely Before It Needs Attention.

Thin turf. Compacted soil. High-traffic areas. Slow recovery.

These are often signs that a lawn needs more than another mowing, but not necessarily a complete replacement.

Lawn Renovation through Aeration & Overseeding gives existing turf an opportunity to recover.

Core aeration opens the soil, relieving compaction and creating pathways for water, oxygen, and roots.

Overseeding introduces new turf into thin areas, using those openings to improve seed-to-soil contact and encourage new growth.

Together, they can help:

• Improve turf density and uniformity
• Recover worn areas from traffic and compaction
• Improve water movement into the root zone
• Reduce opportunities for w**ds to take over thin turf
• Extend the useful life of an existing lawn
• Restore curb appeal without the disruption of full replacement

For property managers, the bigger picture is protecting the investment already in the ground.

A lawn that looks tired today may not need to be replaced tomorrow. It may need the right renovation strategy, the right timing, and the right follow-up.

Inspect the condition. Address the cause. Restore what’s already there.

That’s proactive landscape management.

Mulch Replenishment: More Isn’t Always Better
Mulch plays an important role in the health and appearance of a commercial landscape but effective mulch management isn’t simply about adding another full layer every year.

At GreenStar, our mulch replenishment process starts with what’s already there.

We:

Measure the existing mulch depth
Redistribute usable material
Add only what’s needed to restore the target layer
Clean and define the edges
Why does that matter?

Repeatedly adding full layers can create excessive depth, bury plant crowns, and lead to unnecessary material costs. By evaluating the existing conditions first, we can refresh the appearance of the property while preserving the functional benefits of mulch including moisture retention and w**d suppression.

It’s also important to recognize that mulch color and texture can vary between loads and change as material ages. Correcting accumulated depth before adding more helps keep the landscape both functional and visually consistent.

Good landscape management isn’t always about adding more. Sometimes, it’s about adding only what’s needed.
