About SERVPRO of Citrus Heights / Roseville
We've been doing restoration work in this region for over two decades under the SERVPRO name, with more than forty years of franchise history behind the operation. That matters for one reason: when a carrier disputes a scope or a drying log gets questioned, experience is what holds up. What We Do
Water damage restoration and flood cleanup — burst supply lines, water heater failures, toilet overflows, roof leaks, appliance floods, sewage backups. We extract, set drying equipment, take daily moisture readings, and document every one of them. Fire and smoke damage restoration — structural cleaning, soot removal, smoke odor neutralization, contents cleaning and pack-out, HVAC decontamination, emergency board-up and tarping. Mold remediation — containment, negative air, HEPA filtration, and removal to IICRC S520 standards, with the moisture source corrected so it doesn't return. Reconstruction — as a licensed general contractor, we rebuild what we removed. Commercial restoration — multifamily, property management, hospitality, healthcare, retail, and industrial facilities, scheduled around your operations. What To Do In The First Hour
Stop the water at the source if you can reach the shut-off safely. Kill power to affected areas at the breaker — never step into standing water to reach a switch. Move what you can lift to a dry area. Photograph everything before anything is moved or removed; those photos become your claim. Don't run a household vacuum on standing water, and don't wait to see if it dries on its own. Call your carrier, and call us. Drying that starts within hours costs a fraction of what it costs at day three, and mold gets a foothold in 24 to 48 hours. How The Insurance Side Actually Works
Most people have never filed a property claim and don't know what to expect. Here's the honest version. Your carrier may hand you a list of "preferred" or "program" vendors. In California, you are not required to use them. Under 10 CCR § 2695.9(b), the choice of contractor belongs to you, not the insurer. A preferred vendor works under a pricing agreement with the carrier — that agreement doesn't exist to benefit you. We document scope with photographs, daily moisture logs, and detailed line-item estimates, and we deal with your adjuster directly so you aren't stuck translating between a contractor and a claims department. When a scope gets cut, we respond with documentation rather than argument. We don't take a cosmetic approach to a structural problem. If a wall cavity is wet, it gets opened and dried — not painted over and billed out. That position occasionally puts us at odds with a carrier. We'd rather have that conversation than hand you a building that fails in eighteen months. Why One Company Start To Finish
Most restoration jobs get handed off — one company dries it, another rebuilds it, and the gap between them is where schedules die and accountability disappears. We carry the job from the first extraction through the final walkthrough. One schedule, one point of contact, one company answering for the result. Standards
