🔥 Lukewarm showers? Hot water running out in 5 minutes? Your electric water heater might have a burnt-out heating element.

We got a call from a Plano family last week. Their electric tank was only 7 years old, but the hot water kept giving out halfway through the kids' baths. When our tech pulled the lower heating element, it was crusted with scale and burnt through. Two hours later, they had a new element, a flushed tank, and hot water back on.

This is one of the most common electric water heater repairs we see across DFW. Here's what to know:

⚡ Warning signs: lukewarm water, hot water that runs out fast, no hot water at all, a tripping breaker, or popping and crackling sounds from the tank.

⚡ Why elements burn out: North Texas hard water leaves mineral sediment at the bottom of the tank. It builds up around the lower element, makes it run hotter, and shortens its life. That's why the lower element usually fails first.

🔵 See that little blue tank? It's one of the most important parts of your water heater setup, and many DFW homes don't have one.

This A.O. Smith Signature 100 is set up the right way, with a thermal expansion tank installed on the cold water line. Here's why that small tank matters so much.

When water heats up, it expands. In most North Texas homes, a pressure-reducing valve or backflow preventer keeps that extra water from flowing back into the city line. Without an expansion tank, the pressure has nowhere to go except your water heater and plumbing.

Here's what an expansion tank does for you:

On this attic call in the DFW area, we found a water heater leaking from a fitting at the top of the tank. The unit was still making hot water, so it's easy to see how a leak like this goes unnoticed. Up in an attic, though, a slow leak doesn't stay small for long.

Here in North Texas, we see this setup on dual (tandem) tank water heaters all the time, and there's a good reason for it.

Why is there a pump on the drain valve?

A tank's drain valve sits at the very bottom, just inches off the floor. Water drains downhill, so if there's no floor drain nearby (common in garages, closets, utility rooms, and attic installs), gravity alone can't get the water out. A drain pump pushes it up and out to a sink, floor drain, or the outdoors. 💪

What the pump does for your tandem water heaters:

🌡️ What temp should your water heater actually be set to? We get this question on almost every service call.

The factory default on most tanks is often 140°F — but that's usually higher than you need, and it comes with real risks.

🔹 120°F is the sweet spot for most DFW households — hot enough for showers and dishes, but it cuts scalding risk and slows mineral buildup inside the tank
🔹 Gas units: the dial on the gas control valve usually reads "Warm / Hot / Very Hot" instead of exact numbers — Warm is typically close to 120°F, but we always recommend checking with a thermometer at the tap
🔹 Electric units: most have two thermostats (upper and lower) behind access panels — both should be set to match, since a mismatch causes uneven heating and premature element wear
🔹 Too low (below 120°F) can let bacteria like Legionella grow in the tank
