Keep these in one place (and make a digital backup):

1️⃣ Insurance policy number and your agent's direct line
2️⃣ Photos of every room, including closets and storage areas

4️⃣ Main water shutoff location and how to use it
5️⃣ Important documents: IDs, mortgage info, medical records

The most expensive water damage jobs we handle aren't the big ones. They're the ones someone tried to fix themselves six months ago.

A Shop-Vac and box fans might dry the surface. But moisture trapped in carpet padding, inside wall cavities, and under baseboards keeps working long after everything looks fine. By the time you smell something or see discoloration, you're dealing with secondary damage that costs two to three times the original cleanup.

Not every spill needs a pro. Water on tile? Grab a towel. But if water sat for hours, soaked into carpet, or came from anything other than a clean source, get it handled right the first time.

August in Central Texas means storm season is in full swing. And the damage doesn't always come from flooding.
Wind-driven rain is sneaky. During a normal shower, your windows, doors, and siding joints hold up fine. But when the wind picks up to 40+ mph (which happens plenty during late-summer storms), rain gets pushed sideways into gaps that never leak otherwise.

After a strong storm, check around window frames, door thresholds, and where siding meets trim. Any discoloration or soft spots mean water found a way in.

Catching it early saves you from a much bigger problem later.
