Not every backyard needs a full roof to feel like an outdoor room. A well-placed pergola marks out a dining area, a lounge space, or a spot for a hot tub without the cost and footprint of a pavilion or covered patio.

We build pergolas across Roswell, Alpharetta, and North Georgia as standalone structures or attached to an existing deck, often with retractable canopies or climbing plants that add shade as they mature. It's a lighter-touch way to give a backyard structure and definition.

North Georgia's fall color usually peaks over the next several weeks, and a deck or three-season sunroom is one of the best seats in the house for it. Cooler temperatures without the bugs and humidity of summer make outdoor spaces genuinely comfortable again.

Homeowners who finished a project earlier this year are already out there enjoying it, morning coffee on the deck, evenings in the sunroom as the leaves turn. If your outdoor space has sat mostly unused through the summer heat, this stretch is exactly when it earns its keep.

A raised deck creates a space underneath that most homeowners never think to use, mostly because rain drips straight through the deck boards and turns it into a muddy, unusable spot. An under-deck drainage system changes that completely.

These systems capture water as it comes through the deck above and channel it away, creating a fully dry space below that can become a covered patio, storage area, or outdoor living space of its own. It effectively doubles the usable outdoor square footage of a raised deck without adding to the home's footprint.

The last step on every Builders America project isn't packing up the trucks, it's walking the finished space with the homeowner. Before we consider a deck, sunroom, or porch complete, someone reviews the work with the client, point by point, while everyone is still standing there together.

That final walkthrough matters because it catches small things early, a trim detail, a hardware adjustment, anything that isn't quite right, while it's still easy to fix. It also gives homeowners a chance to ask questions about their new space directly, rather than tracking someone down later.

With an ASHI-certified home inspector on staff and two licensed residential contractors overseeing our work, that final check reflects the same standard we hold ourselves to throughout the whole project, not just at the finish line.

A screened porch is one of the best upgrades a North Georgia homeowner can make, but there's one thing that catches people off guard: standard screen mesh doesn't stop no-see-ums. Those tiny biting midges are small enough to pass right through a typical screen weave.

The fix isn't complicated. Finer mesh screening, sometimes called no-see-um mesh, has a tighter weave that blocks those insects while still allowing airflow through the space. It's a detail worth discussing before a screened porch gets built, not after the first bad evening out there.

We talk homeowners through mesh options as part of every screened porch design, since the tradeoff between airflow and insect protection is different depending on how a family plans to use the space.

Once the evenings start cooling off in North Georgia, something shifts. Homeowners who put off their deck or outdoor living project during the peak of summer heat suddenly find themselves back outside in the evenings, and back to thinking seriously about the space they've been meaning to build.

September is a great time to start that conversation. The weather is more comfortable for planning walkthroughs and site visits, and getting a design finalized now means construction can be scheduled before the fall calendar fills up with other projects.

More and more of the decks we build across Roswell, Alpharetta, and North Georgia are going up with composite railings instead of painted wood. It's a small detail, but it's one that changes how much time a homeowner spends maintaining a deck instead of enjoying it.

Composite railing systems hold their color, resist the humidity that's hard on wood in Georgia summers, and never need to be repainted or restained. Paired with a composite deck surface, the whole structure ends up needing a fraction of the upkeep a traditional wood deck asks for.

We still build in wood when a homeowner wants that specific look and is comfortable with the maintenance, but composite has become the choice most families land on once they see the two side by side.

Not every outdoor upgrade needs to be a full sunroom or a new deck. Standalone structures like pavilions, patio covers, and pergolas solve a different problem: shade, definition, and a reason to actually use a corner of the yard that's been sitting empty.

A pavilion works well as a standalone gathering spot away from the house, ideal for a fire pit area or a small outdoor kitchen setup. A patio cover, on the other hand, extends an existing space you already love without a full rebuild.
