The Suncadia & Tumble Creek residential market is shifting, and August brought a notable surge in activity! Whether you are looking to build your dream home or just keeping an eye on the market, here is the September 2026 update from NW Roots Construction.

Market Highlights:

📈 Construction is Moving: Kittitas County reported 22 new-residential permits in August 2026. This represents a significant jump from the 11 permits recorded in July 2026.

🏗️ Local Groundbreakings: Within Suncadia and Tumble Creek, we identified approximately 10 new home starts this past August. These new starts include both private custom homes and properties within the Suncadia Social program.

⚖️ Buyer Leverage: Buyers currently hold the advantage due to available inventory and selective price reductions. This natural environment is leading to longer marketing periods and extended decision cycles for new custom homes.

📉 Mortgage Rates: The Freddie Mac 30-year fixed mortgage survey reported a rate of 6.76% as of September 10. These rates remain a headwind that impacts decisions on financing, building, or leaving capital invested elsewhere.
