Not every roof qualifies. That's the honest answer.
Roof rejuvenation works well when an asphalt shingle roof is aging but still structurally sound. When a roof is too far gone, it doesn't โ and we'll tell you that straight.
We're not in the business of spraying every roof we can book. If replacement is the smarter move for your situation, that's what we'll say. We'd rather lose the job than leave you with a service that won't actually help.
Age matters, but condition matters more
A lot of homeowners assume roof age is the deciding factor. It's a piece of the picture, but not the whole thing. Generally, roofs under 20 years are solid candidates. The 20โ25 year range needs a closer look. Past 25โ30, most are at or near end-of-life.
But we've seen 17-year-old roofs too worn out to treat, and 25-year architectural shingles still holding up well. Higher-grade shingles age differently than builder-grade materials. That's why we look at every roof individually rather than going by numbers alone.
What we're actually checking
When we evaluate a roof, here's what we're looking at:
Granule coverage โ shingles that have lost most of their granules are past the point where rejuvenation adds meaningful life
Flexibility โ naturally drying out is normal; brittle, cracking shingles usually aren't salvageable
Active leaks โ rejuvenation restores flexibility,
