Located in West Chester, PA, this custom barn was designed with a very special purpose: creating the perfect space for two Friesian horses and their carriages. The client knew what they wanted, and we had the privilege of bringing this young family’s vision to life.
From the stone accents to the architectural details, the barn was thoughtfully designed to complement the existing home, creating a beautiful connection between the two.

It’s one of the most common questions we get about dual-purpose builds. In fact, that’s exactly what this project will become, a custom horse barn with comfortable living quarters above.

Clients often wonder about three main concerns: noise, odors, and safety. The truth is, with proper planning, living quarters above a barn can be just as comfortable, quiet, and safe as a traditional home. It all comes down to three key elements:

- Fire Protection: Proper fire-rated floor and ceiling assemblies.
- Sound Mitigation: High-performance soundproofing materials to minimize noise between the barn and living space.
- Dedicated Ventilation: A well-designed HVAC system that keeps the living quarters comfortable while maintaining separate airflow.

We’re in the final stages of the new barn at the National Center for Healthy Veterans, just in time for the ribbon cutting on September 25. This project is especially meaningful to our team because it’s another chapter in a place we’ve been honored to support for years.

After the devastating fire that changed everything, we’ve had the privilege of helping rebuild what was lost. Just months after completing the new riding arena, this barn is coming together as the next addition to the campus.

We can’t wait to celebrate this milestone together.
