Whew! It is CHILLY outside!

A few tips and reminders to ensure everything stays cozy and secure...

When weather is snowy- keep rock salt of de-icer on hand to sprinkle by walkways and vehicles outside, we will scrape and salt the driveways of complexes. It your faucet is near an exterior wall, keep the cabinet door ajar to prevent freeze over inside. Drafts can be reduced by putting alien tape around doorways, ad or shrink wrap around windows if you are in an older house, and rolled towels are great draft deterrents under doors. Make sure your windows are locked all the way. This is the best way to ensure a good seal, and reduce utility costs.

If you travel, keep that thermostat set to at least 65 degrees to avoid frozen pipes, and notify the office so we can check the property.

DO NOT pour hot water on your windshield to remove ice and snow. You may shatter your windscreen!

Also note that, during colder weather, small animals, insects etc. may try to come inside. The vest way to keep them at bay is to leave them no place to nest. Remove all boxes, soda cans, empty jugs, etc. Do not leave things piled in corners, and take trash out regularly. Let's work together to ensure a clean, safe, pest free environment.

And most importantly, if you notice anything that sparks, drips smokes, call the office at once! 573-341-2444

Good Morning, everyone!

As Summer fast approaches, let's first congratulate all the graduates of 2025!

For our tenants moving on to new places and great career opportunities- Don't forget to contact us via letter or email at least 30 days in advance to notify us of your decision. Make sure you clean those units well, and of course, change those mailing addresses!

For our tenants with internships or those going on vacation, make sure you set the thermostat below 80 degrees, turn off water to toilets and sinks, and notify the office of the intended dates (don't forget to schedule payment or set aside for rent while away!)

If you want to join our community, but couldn't make it during the week,

From May 24th through August 16th, we will now be open 8-5 Saturdays, allowing more flexibility for tours, questions, payments, etc. Only for the Summer.

The parking lot will be extremely busy while new asphalt is being put down. If you plan to visit the office, you will need to park at another lot and walk up, or wait until after hours to use the drop slot.

The parking lot at 1019 Kingshighway is currently undergoing a facelift... Please refrain from using the lot until after the heavy equipment is gone, and the new asphalt has been laid and settled. We promise- we will get it done as quickly as possible!

I know a lot of our tenants are living on their own for perhaps the first time, so I want to share some fire safety tips:

If you are cooking and you notice smoke coming from oil, turn off the heat, remove the pot/ pan from the burner, and cover with a metal lid or cookie sheet. If you have it on hand, baking soda can also extinguish a small flare up. You DO NOT need to cook at high heat for the vast majority of your cooking needs. Cooking oils have vastly different smoking points. If you notice smoke, you are likely using too high a heat. Be sure to keep oven mitts at all times- DO NOT place hot pots on counter tops or on the floor. Do NOT pour hot oil or grease into trash cans or sinks. Allow it to cool and pour it into a container like a mayo jar and then dispose of it.

Make sure you have good batteries for your smoke alarms as well. 9 volt batteries are the standard, and available at most local grocers.

Again, please remember that per your lease agreement, you are required to keep your heat on at a minimum of 60 degrees while you are away from your home in the winter time. This helps prevent unwanted damage, such as frozen pipes, and will save you money in the long run. We are still receiving calls with folks telling us they've been shutting them off when away. Please help notify anyone who is not yet familiar, so everyone can stay safe and warm (including my maintenance team, please!)

With such dangerously low temperatures, be sure to keep your heater ON when you are away! It will help to prevent the pipes freezing up, and will save you energy if you have set the thermostat and leave it. Starting from a cold house will take more to warm it up than maintaining that temp. Open the cabinets up to allow the heat from the room to reach under the sinks, and roll a towel or put down a draft blocker to keep more of that heat in!
