🏡 BELLA VISTA — WOULD YOU BUY THIS HOME FOR $240K–$270K?
I’m a local builder considering a new home concept for Bella Vista, and before moving forward, I want some honest feedback from people who actually live here or want to live here.
With home prices and interest rates making it harder for people to buy their first home in Northwest Arkansas, I want to see if there is a market for a well-built new home at a more attainable price.
Here’s the concept:
🏠 1,000–1,100 sq. ft. heated & cooled
🛏️ 2 bedrooms
🛁 2 full bathrooms
💻 Dedicated office
🚗 2-car garage
🏡 Simple rectangular footprint with two front dormers
✨ Granite countertops
✨ LVP flooring
✨ Quality cabinets, fixtures and finishes
✨ Mid-to-high-grade finish level
✨ Quality construction — not built to be the cheapest possible spec house
Target price: $240,000–$270,000 depending on options and finishes selected.
The idea isn’t to build a “cheap house.”
It’s to build a good-quality, efficient home at a price that gives more people a realistic opportunity to become homeowners.
With the cost of housing in Northwest Arkansas and today’s interest rates, I think there may be a real need for new homes that don’t require someone to spend $350K–$400K+ just to get something they’re proud to own.
WOULD YOU ACTUALLY CONSIDER BUYING ONE?
A — YES — $240K–$270K is a range I would seriously consider.
B — MAYBE — I’d need to see the floor plan, finishes and location.
C — TOO SMALL — I’d need more square footage.
D — PRICE — I like the concept, but I’d need it below $240K.
E — DIFFERENT LAYOUT — The price works, but I’d want something changed.
👇 If you chose C, D or E, tell me what would make this work for you.
I’d especially like to hear from first-time homebuyers, young families, couples, retirees, or anyone who wants to own instead of rent.
If there is enough genuine interest, I would also consider pre-selling these homes before construction. That would allow a buyer to work with me on certain options and finishes and go through the construction financing process with the bank I currently use for my spec homes.
I’m not trying to find out whether people simply “like” the idea — I want to know if this is something people would actually purchase and live in.
Would you buy one? And if not, what would need to change?
