If your home was built before 1990, you may have galvanized steel or aging copper that's slowly closing up from the inside with corrosion and mineral buildup.

Signs it's time to talk about a repipe:
🔴 Weak pressure throughout the house, not just one fixture
🔴 Discolored or metallic-tasting water
🔴 Repeated leaks in different spots
🔴 Visible corrosion on exposed pipe

Winterizing, in the order that actually matters. 🧤

1️⃣ Outdoor faucets — disconnect hoses, shut off, drain
2️⃣ Sprinkler system — get it blown out before the first hard freeze
3️⃣ Exposed pipes — insulate crawl space, garage, rim joist runs
4️⃣ Water heater — flush the sediment so it runs efficient all winter
5️⃣ Sump pump — test it, and add a battery backup if you don't have one
6️⃣ Main shutoff — find it, label it, make sure it turns
7️⃣ Leaving town? Shut the water off at the main and set the heat to 55°F

📦 Weeks 3–6 — Ordering & lead times (this is the part nobody plans for)
🔨 Weeks 6–8 — Demo & plumbing rough-in
🚿 Weeks 8–10 — Fixtures, finish work, final inspection

Test your sump pump before the freeze-thaw season. 💦

Minnesota basements flood twice a year: heavy spring melt, and fall storms right before the ground freezes. A sump pump that sat unused all summer is exactly the one that fails.

The 60-second test: pour a five-gallon bucket of water into the pit. The float should rise, the pump should kick on, drain it, and shut off cleanly.

🦠 Much lower than 120°F and you risk bacteria growth

120°F is the sweet spot: safe, efficient, and plenty hot for showers and dishes.

Worth five minutes before you head south.

Most homeowners policies have language about vacancy. Once a house sits empty past a certain number of days, coverage for things like water damage can get limited or excluded entirely. Every carrier writes it differently, and a lot of people don't find out until they file.

The good news: many carriers will keep you covered if the home is being checked on a documented schedule.

So two things worth doing this month:

1. Call your agent and ask, in these words, "what does my policy require if the house is vacant for the winter?"
2. Make sure whoever is checking the house is actually documenting it. A neighbor with a key is not documentation.

Our home watch reports are time-stamped with photos from every visit, which is exactly the kind of record a carrier asks for.

We're not insurance agents and we're not going to pretend to be. But we've seen enough denied claims in Rochester to know this is a conversation worth having in September instead of February.
