ON THE BOARDS | Windy Gap, Virginia

Perched along the mountainside with sweeping southern views into North Carolina, this under 2,000 SF residence proves that a modest footprint can still deliver a powerful architectural experience.

Designed as a single-story modern retreat above a precast concrete foundation, the home stretches toward the horizon through a continuous wall of glass that captures changing light, layered ridgelines, and long-range mountain views. A generous covered deck extends the living experience outward, creating a sheltered outdoor room suspended within the landscape.

Grounded, efficient, and intentionally restrained, the design embraces the idea that modern living is less about excess and more about clarity, connection, and the experience of place.

COMPLETED | QualiChem’s official ribbon-cutting and behind-the-scenes tour is June 3.

CIRCLE completed the interior design and FF&E for QualiChem’s new headquarters in Salem, VA, transforming a former insurance call center into a modern workplace designed to support innovation, employee experience, and company growth. The project is a strong example of how existing commercial spaces can be repositioned through thoughtful design.

QualiChem Metalworking is a global specialty chemical manufacturer serving advanced manufacturing industries with metalworking fluids, industrial cleaners, corrosion inhibitors, and water treatment technologies. As QualiChem’s president recently shared, “We have only been here for three months, but it already feels like home.”

FORKS UP | Being named to the Sun Devil 100 Class of 2026 is especially meaningful because so much of how we think traces back to our time at Arizona State University.

ASU challenged us to think beyond silos and blur the lines between disciplines. That mindset eventually became the foundation of CIRCLE Design Studio — a general practice integrating architecture, interiors, construction, branding, and experiential design into one cohesive process.

What started in Tempe became a business, a body of work, and a life we’re incredibly grateful for in Virginia. As we begin exploring opportunities to reconnect with Arizona and expand into larger markets, this recognition feels less like a finish line and more like a full circle moment

ON THE BOARDS | Set within the woods of Star Tannery, Virginia, this 650sf Zen Cabin is designed as a short-term rental for those looking to step away from Washington, D.C. and reconnect with nature. The architecture is quiet and deliberate, allowing the surrounding forest to shape how the cabin is experienced.

Japanese influences are translated through specific elements rather than style. Shoji inspired screens filter light and movement, while a soaking tub creates a moment of pause within the routine of the stay. A large sliding glass opening is positioned to overlook a duck pond, extending the interior toward water and reinforcing a constant connection to the landscape.

ANNOUNCING | CIRCLE Principal John Dorlini has been selected for the Spring 2026 cohort of the 'On RAMP' program, where he is developing BuildSpecs AI, a software platform focused on bringing clarity to residential contracts, scope, and expectations before construction begins.

We are excited to see him add "Tech Founder" to a resume built on 20 plus years of experience grounded in licenses across interior design, architecture, and general contracting.

RAMP, the Regional Accelerator and Mentoring Program, is a competitive startup accelerator based in Roanoke, Virginia. It supports early stage companies through mentorship, education, and access to a network of experienced founders and investors. Selection into the On RAMP cohort reflects both the strength of the idea and its potential to scale.

COMPLETED | Bullington Residence

Located in Wilton in South Roanoke, the Bullington Residence is organized from the inside out. A J-shaped plan holds privacy at the street while opening deliberately to protected forest beyond, shifting the focus of the home to where it matters most. A courtyard placed at the intersection of public and private space becomes a constant point of reference, centered around a bonsai and visible from multiple rooms, shaping how the home is experienced.

Maple, lava stone, and glass define the architecture, while glass is positioned to frame the landscape with intention and lighting is layered to carry the same clarity into the evening. Nothing is added without purpose. A clear expression of Livable Modern.

ON THE BOARDS | Located on Lusters Gate Road in Blacksburg, Virginia, this new family home is positioned to capture 270 degree views of Paris Mountain and Hightop Mountain. The single story residence is organized to engage the landscape, with future horse pastures and a separate stable shaping a lifestyle defined by openness and movement.

Reflecting the owner’s background in masonry, brick and stone form the foundation of the architecture, paired with expansive glass that frames long views across Montgomery County. Thoughtful layers of lighting shape the home at night, creating a distinct presence and an expression of Livable Modern life in the mountains of Virginia.

To help attract the right occupant, we developed four code-compliant space plans, each tailored to a different use group:
1) Retail
2) Restaurant
3) Grocery
4) Pharmacy

We used AI to help visualize these possibilities. But just as holding woodworking tools doesn’t make someone a carpenter, AI doesn’t create good design on its own. The layouts, code analysis, spatial logic, and design opportunities came from our team’s architectural experience. AI simply helped us polish the presentation and communicate the ideas. In the end, AI is another tool in the toolbox—useful when guided by the right expertise.
