What a remodel can do for a room!
-
This large great room had a huge red fireplace that was way too much for this space. (Last picture) Simplifying it, adding stone, a mantle & replacing all the windows and doors, casings and baseboards, adding beams to the ceilings, giving the large open space a visual impact and making it feel warmer, finishing the space with hardwood flooring that runs throughout the interior allowed for purposeful interior design and multiple sitting areas.

Progress pictures for the time being.

SO much going on over at the Huntington Harbour condo these coming weeks. Exterior getting painted, all finals on cabinets installed (except hardware, after paint), kitchen cabs get painted, casings get installed, the fireplace gets a makeover, rewired and installed, and the back patio gate should be installed 🎉
Next week all tile is completed in the showers where there was slab hold-offs and the kitchen gets the prettiest blue Zellige tile from countertop to ceiling.

This Riverside project was in one of our most desired older neighborhoods in Canyon Crest.
These homes are full of beautiful character from the 60’s when they were built. We absolutely love that the homeowners kept the original layout and charm. Allowing us to bring it current & added their personal touch with this perfect coffee corner!

I know that most ADU’s are for added income or for the benefit of keeping family near - and keeping them cost effective and minimal might be what you need.

Just know that it’s NOT a requirement to sacrifice details and livability in an ADU. You can dream it, and we can build it 👷🏼‍♂️

Is it time for a remodel?
🙋🏼‍♂️ We are often asked, when should I be saving or planning for a home remodel?

First- We highly recommend, overall maintenance of your home. Regular cleaning, fixing small mechanicals, paint, and maintenance services AS TOP PRIORITY. This will prolong longevity of all your workhorses in your home. This simple step is the most OVERLOOKED!!

Second- an overall industry standard, a home should be remodeled every 15-20 years. This is to maintain proper value and keep the homes integrity at top condition.
When was the last time your home was remodeled? Has it been 15-20 years? Are you seeing esthetics like cabinets and flooring needing repairs- well think about all that is behind the walls needing that same love!!

I wasn’t going to share this but….the charm and character this Shaker Dr project has with us using mixed tones and keeping the original brick oven design was one of my favorites, it’s true to some of the Canyon Crest neighborhood uniqueness. Just because you own an older home doesn’t mean your kitchen has to be outdated! Let utilize the characteristics and bring it to life!!

This one wall changed so much! - Without getting into the nitty gritty of details let’s just talk about the BIGG changes! ✨Convert original Primary closet to On-Suite bathroom - is goal was our number #1 goal of this condo that was originally a 1 bedroom/ 1 bath. We needed our own space. ✨Relocated Primary closet - losing a closet meant we needed a closet else where and how we were going to gain the space was a Tetris act. ✨ Close off entry to existing bathroom - yay! The top 3 things to work through before you start a kitchen remodel, we call essentials - cause no body has time or wants to add time to a remodeling project - so “KNOW BEFORE YOU DEMO” is our saying! 1. Are we making major layout changes to your kitchen space? We are often raising ceilings, removing walls, or reconfiguring appliance locations & sinks. This is a BIG undertaking, it requires structural engineering often, relocating plumbing in slab (post tension), gas lines & electrical accommodations. We need to develop this plan, make changes, and have it solidified before demo. 2. Go shopping for kitchen appliances! These are your workhorses & you want them to fit perfectly in your kitchen. We will develop your kitchen cabinetry and prepare behind the walls around the specifications of each appliance. It is also important for our cabinetry carpenters to know if you’ve selected panel front appliances - this will be worked in to your cabinet scope! 3. Development of your cabinetry, what specifically you desire in style, color, function & overall needs for your space. We walk through doors vs drawers. Interior roll outs, pot holders, countertop appliances garages, utensils holders, spice racks, etc. It’s custom to your space and desires.
