What's really under a price per square foot? Site conditions.

A flat lot with utilities at the road and a lot with 40 feet of rock to cut and power to pull 600 feet are not the same project. That difference shows up before framing even starts.

We quote on conditioned square footage only. Heated, finished, living space.

No garage. No covered porches. A lot of builders count those, and it makes their price per square foot look lower. Nothing got cheaper. The math just got friendlier.

This is the part where most people's dream home dies.

You can't dig frozen ground. In this valley that means foundations go in May through October, and that's the whole year.

So if your plans aren't finished by April, you're not breaking ground a month late. You're waiting out a winter and breaking ground the following spring. Now you're moving in 2029.

A four-week delay in design turns into a nine-month delay in your life. That's not me pressuring anybody. That's weather.

Every month you wait doesn't cost you a month. It costs you a season.

A custom home in Teton Valley takes about two years from first conversation to keys. Working backward from a summer 2028 move-in, design has to start this fall. Here's the full month-by-month calendar.
