It's cabinet delivery day!
You know things are getting close when the walls are enclosed, floors are done, and cabinet bases are being put in place. We are loving that widened opening into the dining room and those big picture windows - it's amazing how much more light this kitchen will be getting now!

We're back at the Jackson Ward kitchen renovation where the wood floors are done and now covered up to protect them while the rest of the work is wrapped up. We’ve installed the salvaged trim and transom window and the homeowners have reinstalled their doggie gate! Priorities! Cabinets are next so stay tuned.

Last week we showed off the upstairs of this finished "double deck-er" in The Fan, and today we're showing off the first floor, which made the most of a very limited amount of space. The porch was built around the existing brick patio to keep easy access to the basement stairs and the backyard and alleyway.

Many times, backyards in close quartered neighborhoods like The Fan can be a little dark, shaded or enclosed. But when we built this double decker back porch, it lifted the outdoor space above the tree and roof lines to allow light into the upstairs screened in portion. A skylight brings in even more natural light during the day, and a ceiling fan keeps the space comfortable.

The big reveal! All week we've been showing off hardwood stain options for this kitchen/dining room renovation. What do you think? For the clear coat finish, we used a commercial water-based polyurethane - a durable product with low VOC and menial odors (win-win-win!)
While the floors throughout the rest of the house are original, the subflooring and joists in the kitchen were so badly damaged, remediation had to be done and new hardwood was installed. This means sanding, re-staining and finishing the hardwood throughout the house so it all matches.

We asked yesterday what type of finish you thought we'd be going with for this kitchen/dining room redo in Jackson Ward. In the dining room you can see the original wood flooring with it's existing stain. While we're planning on keeping it on the darker side, the samples here skew a little lighter than the current shade. What do you think: left to right - one, two or three?
