Now is an opportune time to consider a preventive maintenance program for your flat roofing systems. As we brace for extreme winter weather, implementing a preventative winterization process becomes imperative. This proactive approach could potentially save thousands of dollars in costly repairs during the winter season. The flat roof winterization process can be summarized in the following three steps:

1. Thorough Flat Roof Cleaning:
To uphold the roof's waterproofing, it is crucial to ensure all waterways are clean and free of debris. The following key areas require attention:

Gutters: Remove leaf and plant debris.
Downspouts: Ensure they are clean and clear by using a hose to confirm unobstructed water flow.
Scuppers: Remove leaf, plant, and windblown debris.
Field drains: Remove, clean, and replace the screen. Ensure water channels in the clamping rings are clear. Use a hose to confirm that water drains freely.
2. Complete Flat Roof Inspection:
Once the cleaning is completed, conduct a comprehensive flat roof inspection for signs of:

Deterioration of flat roof membrane and flashings.
Storm damage - hail and wind.
Splits and cracks in flat roof membrane and side walls.
Pulling, tenting, or fish mouthing of flat roof membrane.
Pay particular attention to the following key flat roof areas:

Scuppers
Drains
Curbs
Base flashings
Penetrations
Field seams
Coping caps
Gutters and Downspouts
3. Quality Flat Roof Repairs:
Identify areas in need of repair and ensure the use of high-quality roofing materials compatible with your roofing membrane. Follow the 4 P's method for effective repairs:

Prep: Ensure the flat roof repair area is clean and dry.
Prime: Apply the appropriate flat roof repair primer for a good bond.
Patch: Make flat roof repairs according to the manufacturer's requirements
Protect: Apply additional UV protection if required to the flat roof repair area.
As snowfall begins and temperatures decline, carrying out flat roof repairs becomes notably challenging. Identify potential issues before the urgency for emergency repairs arises.

Two roofers had told the owner that he needed a new roof. We told the owner the roof had at least 10 years left in it. We advised him to clean it and it would look like brand new. We just finished cleaning the roof this morning. Here are the before and after pictures:

New 30-square roof installation in Fairfax, VA. We installed a GAF lifetime warranty roof system. All new wood roof deck and the customer requested 2 new skylights be installed.

At GoTech Roofing, we recently had to repair a roof leak that was previously done by another so-called roofer. Upon inspection, we found that the previous contractor had done a shoddy job of nailing the shingles, resulting in the leak. They had nailed on the exposed area of the shingle (see the nail outlined in red in the picture). We found 11 of these nails in the area that was previously repaired. Water was leaking into every one of these improper nail penetrations.
We take pride in our work, and we were appalled at the poor workmanship that we found. Our team of roofing experts immediately got to work to repair the damage caused by the nail leaks. We had to replace the water-soaked roof wood decking and insulation, which was an additional expense for our client.
We understand the importance of a sturdy and well-installed roof, and we take all necessary steps to ensure that our clients receive quality roofing services. It's unfortunate that we had to repair someone else's mistake, but we are committed to providing long-lasting roofing solutions for our clients.
