We manage the entire process from receipt of your ‘order to comply’ all the way to your final inspection and compliance certificate. Free Site Inspection & 3D Model Design
Upon your approval, an experienced seismic retrofit analyst will survey the property to inspect, measure
and design a remediation solution along with a 3D Model CAD Design of the building including; a structural reinforcement design plan with an all-inclusive quotation and timeline for the required scope of work. Engineering & Building Permit
Our California licensed engineers will prepare the required architectural and structural reinforcement plans; specifications, and calculations to provide required compliance, submit plans to the department of building and safety for approval and obtain the building permit to begin the work. Pre-Construction & THP
CalRetrofit will prepare and provide notifications to your tenants per HCID-LA regulations along with filing a mandatory Tenant Habitability Plan. Furthermore, we will site measure and fabricate the required structural steel elements as directed and approved to reinforce your building. Remediation Construction
Following mandatory notification to your tenants, CalRetrofit will begin construction, providing all necessary concrete demolition, trench excavations for pad footings and grade beams, transport, fabricate, erect and connect structural steel moment frame members, provide structural rebar reinforcement, shear designated walls, plus brace, bolt, and strap to existing foundation or equivalent structural reinforcement as prescribed in the approved plans. Thereafter, we will finish stucco and paint newly retrofitted areas to match, haul away debris, and always leave the work area in a broom clean condition. City Mandated Inspections
City Inspectors require a 3rd party oversight on specific structural work. Any required testing & Inspection services are included in your base price. These costs are significant and require coordination and contracts between a building owner and multiple 3rd party entities. Compliance Certificate & Cost Recovery
To remove the lien placed on your building by the city of LA, a certificate of occupancy must be recorded in the County Recorder’s office demonstrating compliance with the Soft-Story Seismic Retrofit Program. With your approval, CalRetrofit will file the necessary sign-offs to obtain your certificate. Up to half of the total seismic retrofit cost may be passed through to tenants if approved by HCID-LA, we will prepare and provide a cost recovery substantiation to file along with your application.
