🚩 No written contract – The scope of work, payment schedule, timeline, and warranty should all be in writing.
🚩Unusually low bid – If one estimate is significantly cheaper than the others, it may indicate shortcuts, poor-quality materials, or hidden costs later.
🚩No references or portfolio – Experienced contractors should be able to provide photos of past work and customer testimonials.
🚩High-pressure sales tactics – “This price is only good today” or “You need to sign right now” can be signs of an unreliable contractor.
🚩Poor communication – Delayed responses or vague answers before the project starts often become bigger issues during construction.
🚩Won’t discuss permits – Contractors who suggest skipping permits may be exposing you to legal and financial risks.
🚩No payment schedule tied to milestones – Payments should generally correspond to completed phases of work, not arbitrary dates.
