Paint can cover wood rot. It can’t fix it.

When exterior wood starts to soften, crack, or deteriorate, adding a fresh coat of paint may make it look better for a while, but the damage underneath is still there.

The better approach? Fix the damaged wood first. Depending on the condition, that may mean repairing the affected area or replacing the damaged wood, then properly prepping and finishing it to help protect against future moisture damage.

A damaged deck board does not always mean the entire deck needs to be replaced.

If the damage is limited to a few boards and the supporting structure is still sound, a targeted repair may be practical. The first step is finding out what is actually damaged.

🔩 Quick test for Durham homeowners: go grab your deck railing and give it a firm push.

If it moves, you have a problem — and it's more common than you'd think.

We repair and replace deck railings regularly across the Triangle. Here's what we typically find:

1. Post bases rotted flush with the deck surface — looks fine until you push
2. Lag bolts pulling out of a rim joist that's seen too many wet seasons
3. Balusters with too much spacing — NC code requires less than 4 inches
4. Top rails that have separated from the posts and are just sitting there

A railing repair is usually 1-3 hours of work. Full section replacement takes a day. Either way, it's significantly less expensive than a liability claim.

🪵 Rotten trim is quietly one of the most expensive things homeowners ignore.

What starts as a soft corner board or a bubbling paint spot around a window frame often turns into a moisture problem behind the wall. By then, it's no longer a trim job.

The most common trim we replace on Triangle homes:

🏠 Corner boards — exposed on two sides, first to go
🪟 Window casings — especially on west and south-facing walls
🚪 Door trim — bottom corners are a water magnet
🏚️ Fascia boards — behind your gutters, often hidden until it's bad
🏗️ Soffit panels — trap moisture from above and below

We use PVC trim on replacements where appropriate — it won't rot, holds paint longer, and handles NC humidity without issue.

Patio door replacement is one of the most impactful projects we do. Homeowners are always surprised at how much better their space feels after — more light, better insulation, and a door that actually slides smoothly.

Here's what the replacement process looks like:

1. Measure the rough opening and confirm door size and type
2. Remove the old door unit — frame, tracks, sill pan included
3. Inspect for any moisture damage or rot at the sill or header
4. Install the new door unit plumb and level with proper shimming
5. Flash and seal around the exterior frame
6. Install new hardware and test operation
7. Trim and caulk interior and exterior

Most patio door replacements take one day. Standard sliding door units for common opening sizes are readily available — lead time is usually under a week.

Deck Stair Repairs: When to Fix and When to Replace

Deck stairs are one of the most overlooked safety items on a home's exterior. Here's a straightforward guide to what's fixable and what needs full replacement.

Fix it yourself:
— Popped screws or nails on individual treads: refasten with exterior deck screws
— Minor surface cracks: sand and seal with an exterior wood preservative
— Loose baluster: re-drill and re-fasten with appropriate hardware

Call a handyman:
— Soft or spongy treads that flex underfoot
— A tread that's separated from the stringer at the connection point
— Stairs that wobble side-to-side (stringer issue)
— Visible rot at the bottom post anchor
— Baluster spacing wider than 4 inches (code violation)

Replace the whole staircase if:
— The stringers are cracked, split, or rotted along their length
— More than 40% of treads need replacement
— The staircase has shifted significantly from its original position
