General Conditions: The Invisible Cost That Makes or Breaks a Project
General Conditions (GC) are often underestimated, misunderstood, or treated as a simple %. In reality, they are one of the most critical components of a solid construction estimate.
They represent the real cost of managing, supporting, and delivering a project: Supervision, temporary facilities, safety measures, site logistics, utilities, permits, inspections, scheduling, and coordination all live inside this scope.
In remodeling, additions, and renovation projects both residential and commercial, General Conditions are more critical. Existing conditions, limited access, occupied spaces, phased construction, and coordination with owners and third parties can significantly increase time and effort, even when the scope of work looks small on paper 📉.
Underestimating GC does not make a project more competitive, it makes it risky. Properly defining and pricing them, protects the contractor, improves project ex*****on, and reduces disputes during construction.
When General Conditions are done right, the project runs smoother even if no one notices them.
