💧 Grain Bin Foundation Sealing & Waterproofing
This one was a little different from our typical insulation projects.
Water intrusion around the base of this grain bin required more than simply adding spray foam, so we built a multi-step system designed to seal and protect the entire metal-to-concrete transition.
We excavated approximately 2 feet around the perimeter of the bin to expose the foundation, removed the existing material, pressure washed, degreased and thoroughly prepped the surfaces.
From there, we installed a 4-stage sealing and protection system:
1️⃣ Sealant — Sealed the concrete joints and transition areas to address potential water-entry points.
2️⃣ Elastomeric waterproofing — Applied over the critical seams and transitions to create a flexible secondary water barrier.
3️⃣ Closed-cell spray foam — Applied continuously around the perimeter to insulate, air seal and provide another layer of protection across the foundation transition.
4️⃣ Protective exterior coating system — The exposed foam was primed and coated with an exterior protective finish to protect it from weather and UV exposure.
The result is a continuous system extending around the entire grain bin rather than relying on a single material to do everything.
Projects like this are exactly why proper preparation matters just as much as the final product.
