What started as a simple refresh quickly turned into the discovery of significant rot, and a full rehabilitation.
The existing portico had been built directly over a concrete stair set, creating a perfect opportunity for trapped water and moisture to deteriorate the structure over time.
Once the extent of the damage was uncovered, the project required architectural plans, structural review, permitting, and some careful adjustments to the original scope, selections, and budget.
To help control costs, we were able to salvage much of the original entryway while rebuilding the structure correctly and giving the front of the home a clean, updated look.
The result is more than just a cosmetic improvement. This entry is now properly built to manage water and protect against future moisture, rot, and insect damage—while bringing some fresh life back to the home and the neighborhood.
Sometimes a “simple refresh” becomes a little more involved than expected. That’s why doing it right matters.
Special thanks to our team bringing this one to life!
