What can you fit on a 3,100 SF lot? More than you might think.

For this Providence new construction project, the wish list was ambitious and the site was tight. It was a true challenge but we found a solution that checked every box:

✓ 3 bed / 2.5 bath primary residence
✓ Integral one-car garage
✓ Primary suite + walk-in closet
✓ Second-floor laundry room
✓ Attached 2 bed / 2 bath ADU
✓ Private yard access for both units
✓ No zoning variance required

Getting it all to work took some careful planning, but that’s exactly what makes constrained sites interesting. Every foot matters, and the right design can unlock opportunities that aren’t always obvious at first glance.

The result is two functional, private living spaces thoughtfully designed around the limitations and potential of the property.

Renderings of my soon-to-be kitchen! My wife and I bought a primary residence back in February and have been renovating it ourselves over the last few months. This is our third house and home renovation together, and by far the most involved. Stay tuned for updates as we work through the kitchen install and break ground on our addition

New construction two-family design for a vacant lot in Cranston. Each unit features:

Ground floor: 1 garage space with ample storage, spacious mudroom, bonus room/office, and mechanical room

2nd floor: open concept kitchen/living/dining with half bath, dedicated laundry room, and deck + yard access

3rd floor: 2 bedrooms with 1 shared full bath, and a primary suite featuring a walk-in closet, tile shower, and double vanity

Breaking ground this summer!

Nestled in the Elmhurst neighborhood of Providence, this undersized lot and its Significant Tree came with a few challenges. Through creativity and close collaboration with the City, OS Design worked within zoning requirements, preserved the tree, and delivered a single-family home with attached ADU that maximizes both the lot and functionality for the future owners.

The 1st floor features 3 beds/2 baths with room to expand into a full-height basement

The 2nd floor is a 2 bed/1 bath ADU - perfect for multi-generational living or rental income
