Before you spend $50,000 renovating your kitchen, you should know what it actually does to your home's value.

I've watched homeowners pour money into renovations that felt amazing to live in and returned almost nothing at resale.

And I've watched others make small, strategic upgrades that added far more value than they cost.

The data tells a pretty clear story.

A new garage door returns 194% at resale. Average cost around $4,000. You spend $4,000 and add roughly $7,700 in home value. That's the highest ROI upgrade on the entire list.

A new front door returns 188%. Stone veneer on the exterior returns 153%. Landscaping returns 100%. These are all curb appeal plays and they dominate the top of the list every single year.

Now here's where most homeowners get it backwards.

A kitchen remodel returns 96%. Not bad. But people routinely spend $60,000 to $80,000 on a full kitchen gut job in a $400,000 house and wonder why the appraisal didn't move the way they expected.

A bathroom remodel returns 64%. Meaning you spend $15,000 and add about $9,600 in value. The other $5,400 is the cost of enjoying a nicer bathroom while you live there. Which is fine. Just know that going in.

New windows return 70%. Attic insulation returns 77%. A deck addition returns 72%.

The question I always tell people to ask before any renovation is simple. Will a buyer actually pay that much more for this house because of this upgrade? If the honest answer is no, you're renovating for yourself, not for resale value.

Both of those are valid reasons to renovate. They just require different budgets.
