Throwback photos to the first big DIY I ever did. Re did all of the water piping in our house in New York. All of the pipes hung from the ceiling and there was a hydronic heating loop installed hanging in the garage preventing the installation of garage door openers. The washer and dryer were in the garage and the pipes would freeze in the winter. I manifolded everything, including the hydronic heat, re routed, covered in drywall, and moved the washer and dryer to the basement.

This post is and homebuyers. If you truly want to protect your buyers, it is time to start finding a way to having them get home inspections done by the trades, in addition to a regular home inspection. They need to get an electrician, a plumber, and an hvac company out to take a look. I can even help come up with creative ways to develop partnerships and lower the cost, i.e. ask the hvac company to give a discount if the buyer signs up for maintenance. I offer electrical inspections for $250, as long as the buyer had a regular home inspection done, the reason is, the regular home inspector has done some of the work. I will go a bit deeper and look under covers and in the attic for known problem areas.

We just had an experience, had I not had my professional background, I would have potentially been out 6K+, or had to go to court, ON A NEW HOME!. Now, to clarify, we bought this home as a spec home, we did not have it built. There were probably 2K plus in electrical code violations, that I had to fix myself because the builder would not offer a proper fix. I eventually was reimbursed(not enough), but I was paid, however, the bigger issue was the HVAC system. We started having condensation drips. After about 6 visits from the builder’s HVAC sub, I got a professional recommendation for another company. The entire duct system and unit in the attic is not sealed properly and needs 4K worth of work! The builder is paying, but still claims I’m not entitled to the fix, which is FALSE! This is just further proof that a homeowner without my background as a construction manager and licensed electrical contractor faces an uphill battle.

Don’t let your buyers get taken advantage of, set up your trade inspections. With how much these homes cost, the cost of peace of mind is relatively little. Contact Home Improvements by DL, LLC for an electrical inspection, or even advice if you have questions.

I painted the gas line to the generator yesterday. I paid attention to every detail on this install. I bring this up, because I see a lot of installs and work where no detail is paid attention to. The customer is just supposed to accept what they get after they paid good money for a job to be done right. I see crooked cabinet hardware, leaking hvac ducts, missing junction boxes, cheap Amazon recessed lights. If you want better for your electrical needs, give me a call!
