In the realm of home-building, the conventional approach often sees the design emerge in isolation, crafted first and adapted to fit the available lot second. Plans are drawn and elevations finalized before the property itself comes into consideration. The result is a home that, while functional on paper, may miss the nuances of its environment—the qualities that made the property desirable in the first place.

At Ceci Bates Custom Homes, we invert this traditional model. Our process begins not with a generic blueprint but with an attentive study of the land—a core tenet of our philosophy that homes should belong to their setting. Our architect, Roberth Jordan, exemplifies this approach. Before any lines are drawn, he embarks on a comprehensive evaluation of the lot’s unique characteristics.

Every project benefits from a detailed sun study to understand how daylight interacts with the land, dictating ideal orientation and window placement. This ensures living spaces capture the warmth of the morning sun while shielding bedrooms or media rooms from the harshness of the afternoon heat. Similarly, Roberth identifies principal views and devises a layout that draws the landscape into the interior scene, enhancing the home's connection to its environment.

Understanding wind patterns, water drainage, and the natural positioning for outdoor living areas further refines the design. These insights lead to homes that naturally harmonize with their surroundings—spaces where architecture and land collaborate seamlessly rather than compete.

A home thoughtfully designed for its specific lot rewards its owner with everyday experiences that resonate deeply, enhancing comfort and delight. To explore how Ceci Bates approaches this process, we invite you to learn more at cecibates.com.

In the realm of home building, the term “custom” often rings hollow. It usually signifies limited selections from a catalog rather than a design attuned to the distinct rhythms of daily life. True custom building extends beyond finishes to the fabric of how one wishes to live—a concept embraced by Ceci Bates in a recent project that wove a passion for restoring Volkswagen cars into the home's very structure.

When a couple approached us about building a home near Lake Texoma, they shared their story of years spent collecting and restoring Volkswagen vehicles. Their collection included a cherished Karmann Ghia, several classic Beetles, and a vintage bus that served as both a hobby and a way of life. Initially envisioning a detached workshop, separate from their living space, they were open to reimagining how their passion for restoration could be integrated into daily life.

Our architect, Roberth Jordan, saw an opportunity to blend this unique interest into the home itself. He designed a garage as an integral part of the living space, connecting the workshop seamlessly with the home’s indoor and outdoor areas. This included a bay door opening to the rear yard, facilitating natural ventilation and inviting a cool summer breeze. The workshop, rather than an isolated structure, became an extension of the home: heated, cooled, and insulated for year-round use, closely connected to the outdoor kitchen on the adjoining patio.

This thoughtful integration allowed the couple to transition smoothly from their kitchen to their workshop, into the outdoor space, and back into their living area—uniting their day-to-day routines and hobbies without ever leaving the comfort of home. Constructing this as part of the home itself, rather than a separate building, was not only more cost-effective but also enriched their lifestyle.

The project underscores what it means to truly build custom—a home tailored to how one chooses to live, rather than simply offering surface-level choices. At Ceci Bates, we believe in designing around life’s passions and daily rituals. The most meaningful migrations often happen quietly, without the fanfare of headlines or the visible signs of a construction boom. At Lake Texoma, there is no rush you can see from the highway, only a gradual flow of individuals choosing a lifestyle that reflects their longing for a different pace.

These new residents often come from places like Dallas or Oklahoma City, leaving behind bustling urban settings for the tranquility of North Texas. Others are industry executives from the technology corridor along Highway 75, including Texas Instruments and the broader industrial base of the region, who recognize the opportunity for both professional proximity and personal retreat. Some have ventured from other states, having spent enough time in large cities to know what they are ready to leave behind.

They are not in search of a temporary retreat. Instead, they long for a community where time seems to move at a pace they can dictate, a place where each day unfolds easily. The Lake Texoma area offers that slower rhythm they desire, without the noise of trend-chasing. People who make this move often describe it as one of the best decisions of their lives. Their presence is absorbed into the area quietly, with no need for grandiosity.

Those choosing Lake Texoma are discerning. They take their time and have done their own research, recognizing a genuine fit when they find it. If Lake Texoma calls to you and feels like the setting for your next chapter, we invite you to explore more about Ceci Bates and our custom-built homes that complement the serene lifestyle of this region. Most people who consider relocating to a smaller community face a familiar tradeoff. They gain serenity, space, and an unhurried pace but often sacrifice the vibrant access to cities they’ve known for years. The decision is usually worth it, yet it remains a conscious compromise. In the Lake Texoma region, however, this tradeoff diminishes significantly.

Geographically, Lake Texoma finds itself ideally positioned. To the south lies the expansive Dallas–Fort Worth metroplex, while to the north, Oklahoma City is just as accessible. Both urban areas are within a practical driving distance, ensuring that necessary commitments that tether one to a city remain conveniently reachable. For those whose work or personal relationships extend beyond driving range, the regional private airport accommodates aircraft of nearly any size — a testament to the region’s accessibility.

The nearby technology corridor along Highway 75 has brought in a base of professional industry, making it possible for individuals to maintain their careers without the ordeal of lengthy commutes or drastic career changes. Imagine a morning spent in the tranquility by the lake, a productive afternoon meeting in Dallas, and returning home for a peaceful evening — not as a rare exception, but an option available whenever it may be required. Although most days unfold more simply, the flexibility to seamlessly integrate both worlds is a valued benefit.

Often, the ideal location for the next chapter in life is one that enriches without demanding too much sacrifice. We invite you to explore how the Lake Texoma area and Ceci Bates can offer this unique balance. Learn more about our surroundings and our approach at cecibates.com.

Some homes are shaped by a singular idea that defines every room, every corridor. At the Treasure Lake Home, that idea is wine. Originally envisioned by clients relocating to the Lake Texoma region, the design began and continued to evolve around a central, glass-walled wine room—expansive enough to rival a garage. This distinct feature forms the core, meticulously integrated by Ceci Bates around which the living room, dining room, and kitchen seamlessly orbit.

From initial discussions, the design was an iterative journey fueled by the owners' passion and needs. Roberth Jordan, our architect, led a collaborative exploration, evolving the floor plan through countless revisions. The client later echoed Roberth’s sentiment that each concept was thoughtfully evaluated until perfection took shape.

The Treasure Lake Home exhibits a harmonious exterior synergy. A transitional architecture emerges, employing an array of materials: brick, stucco, stone, and standing-seam metal. These elements converge over a complex roofline, marrying the home’s extensive interior life with its outward presentation. Floor-to-ceiling windows illuminate each room, fostering a connection with the outdoors while optimizing light and energy.

The upper level accommodates a soundproof game room with glass walls, alongside a private space for international work. These features ensure the home suits every facet of its owners' lives. Heather Shields, interior designer, curated an interior palette of subtle sheens that amplify the architectural form and natural materials. Despite its grand scale, the home yields utility costs markedly lower than expected due to energy-efficient engineering.

Often, the most truly personal homes are the ones that benefit from deliberate exploration. To discover more of our thoughtful designs, visit cecibates.com.

In many building projects, interior design is an afterthought. It arrives as the architecture stands completed, ready to add aesthetic layers to spaces already carved in stone. This separation often results in a disjointed feeling, where the finishes don't quite synchronize with the architectural vision. At Ceci Bates, we see this as an opportunity for harmony instead of incongruence.

Our process fosters unity between architectural design and interior finishes. Heather Shields, our seasoned interior designer, insists her journey with a new project begins with a conversation with Roberth Jordan, our architect. For Heather, understanding the story Roberth tells through his drawings is paramount. Each window placement, each room orientation, carries intent—an intent rooted in a deep understanding of light, environment, and lifestyle.

This meeting of minds ensures that the materials Heather selects are not just decorative, but also complementary to the architectural design. She refers to her role as placing “the fluff on Roberth's artwork,” ensuring that finishes like flooring or tiles resonate with the architecture's rhythm, rather than exist as separate statements.

By the time Heather meets with clients, she has digested the architect's blueprint and is prepared with selections that reflect the underlying design philosophy. This preemptive alignment means the client steps into a coherent vision, where interior and exterior expressions are consistent and aligned.

At Ceci Bates, we believe that the best interior design refines and completes what the architecture begins. This collaboration is part of how we maintain the quality and cohesion expected from every home we craft. The assumption that the size of a home dictates its utility costs is as common as it is limiting. Owners of spacious homes often accept higher energy bills as inevitable. However, this need not be the case. Our recent project, a 3,850 square foot custom home, routinely averages under $200 monthly in electricity costs. This figure is the product of deliberate design and engineering choices, not a single breakthrough technology or technique.

The secret lies in a series of interconnected decisions. This home is constructed as a closed building envelope, minimizing the exchange of conditioned air with the outside environment. By sealing the home effectively, we retain the benefits of temperature regulation without the inefficiencies of constant air replacement.

Furthermore, the HVAC system incorporates 20 SEER variable-speed Bosch compressors and fan motors. Unlike traditional systems that cycle on and off at full capacity, our choice allows the system to adjust continuously to the home’s actual demand, enhancing efficiency and comfort. Coupled with a fresh air exchange, this approach maintains optimal humidity and air quality without compromising the integrity of the building's seal.

Consistency is key. Inside this home, temperature fluctuations are drastically reduced. Every component works in harmony to ensure that energy used is energy conserved. Individually, these elements contribute to improved efficiency, but together they offer an impressive reduction in operating costs that belies the home's square footage.

At Ceci Bates, such performance is not an add-on but an integral part of our design philosophy. We invite you to explore how our approach to building science can redefine what is possible at cecibates.com.

Views from a finished home are often a matter of guesswork during the design phase. An architect might study the lot and make educated assumptions about what each room will overlook. Yet, this means the homeowner only truly discovers their views once construction is complete. Occasionally, the result aligns perfectly with their aspirations, but not always.

At Ceci Bates Custom Homes, we've found a way to replace such guesswork with precision. Roberth Jordan, our architect, has integrated drone technology into our design process to ensure that clients know precisely what their vistas will be long before ground is broken. On a recent project situated on a hill above the lake, Roberth deployed a drone to capture images from various elevations — twenty feet, thirty-four feet, and forty-six feet — effectively mapping what each level of the future home would see.

These aerial images were instrumental in guiding the home's design. The house was arranged in three levels, stepping up the hillside to maximize both the views and natural light. The master bedroom was positioned to capture the expansive northern scenery. Common areas were oriented to take advantage of the western light, balancing brightness with comfort. At its pinnacle, the home featured an observation deck complete with a library and powder room, thoughtfully designed so the owners could savor the highest viewpoint without the need for frequent descents.

When Roberth presented the initial sketches, the client already understood the visual experience each room would offer. Such a detailed approach ensures that the design aligns with the clients’ vision, leaving no room for surprises — only certainty.

Designing a home around its views holds true value only when those views have been truly seen and measured. To explore our thoughtful approach to custom home design, we invite you to learn more about Ceci Bates at cecibates.com.

Some towns seem to grow around the gravitational pull of a single industry or development, their fortunes tied to a single destiny. Others, like Denison, Texas, flourish because they are simply in the right place at the right time. For years, Denison has experienced growth organically, benefiting from its geographic and civic attributes.

Situated along the Highway 75 corridor in Grayson County, Denison finds itself strategically positioned between Sherman to the south and the expansive shores of Lake Texoma to the north. This location has established it as one of the larger communities within the immediate sphere of influence serviced by Ceci Bates Custom Homes. The company has long recognized Denison as a reliable source of custom home projects, each reflecting a unique blend of local character and individual owner preferences.

Denison boasts a downtown with authentic character, echoing its heritage while supporting a vibrant civic life. Its proximity to Lake Texoma offers residents the luxury of lakeside experiences with only a short drive. Additionally, Denison is close enough to Sherman to share its commercial resources, yet distinct enough from the sprawling metroplex to maintain its own distinct identity rather than serving as another suburb. Homeowners who decide to plant roots in Denison are often seeking both the urban conveniences of a smaller city and the natural allure of a major lake.

At Ceci Bates, we understand the land and local nuances of Denison well. Our team knows how to tailor each home to fit the community's unique landscape and architectural language. Denison’s steady, thoughtful growth signals that it’s more than just a good town — it is the ideal location for a home designed to endure through time.

Those interested in exploring the character of Denison and the potential for custom home building are invited to learn more about our work and process at cecibates.com. It’s a pursuit worth the time for those who value longevity and quality.
