Full chimney replacement on an old house with setting issues is the best option. Many chimneys sink and the structure is under tension. Ice storms, heavy rain ad a huge amount of weight. Each brick is like a sponge and can absorb and hold 1 1/2 cups of water. An additional 12oz of weight per brick on average 1500 brick chimney is an additional load of 1125 pounds on the structure. When temperatures drop below freezing all that water turns to ice and causes material breaks from the expansion and contraction. Then, water comes through those cracks and causes water damage to the roof and walls of the home. It also becomes a fire hazard where heat and combustion gases start to escape the venting system.
