This was a sunroom on a Southwest Portland home. It sits outside the home's heating and cooling system and is lined with sliding glass panels and French doors.

The client needed a floor that could handle seasonal humidity swings, direct sun, and traffic from the patio without cupping, gapping, or swelling. It also had to look like a finished part of the house.

Solid hardwood struggles with nearly all of those conditions, so we steered toward waterproof laminate. The client chose Lions Floor Comfort Heights Pine Ridge. It's a 12mm light oak look on a wide 9¼" x 60" plank, with waxed joints and a UV-cured finish that holds its color in a bright room.

Before any planks went down, we skimmed patching compound along the plywood seams and fastener lines so the long planks wouldn't flex or click underfoot. After that we laid a moisture-barrier underlayment, acclimated the flooring in the room itself, installed it as a floating click-lock floor, and kept a consistent expansion gap at every wall and door track.

The result is a light, matte, wood-look floor that was chosen for the room's conditions first.

If you're planning a sunroom or an addition, we're happy to talk through what will and won't work in the space.

Before we recommend putting vinyl over tile, we check the tile. It takes a few minutes, and it decides the whole job.

Start with a tap test. Knock across the floor with your knuckles or a tool handle. A bonded tile sounds solid. A loose one sounds hollow. A spot or two can be dealt with. If a good share of the floor sounds hollow, the base isn't ready.

Next, look at the cracks. A chipped corner is cosmetic. Cracked grout running diagonally across several tiles usually points to subfloor movement, and that needs attention before anything gets covered.

Then check flatness with a straightedge. Lay it across the tile in a few directions. If you see daylight under it, the floor needs leveling compound first. A common spec for rigid core and SPC vinyl is flat within 3/16 inch over 10 feet. Always confirm against the product you're installing.

Look for lipped tiles too. An edge sitting higher than its neighbor can show through the new floor.

Last, ask about water. Any history of leaks or damp air in the room should be checked out before the tile disappears.

When a floor passes, the grout lines are the final detail. A skim coat of self-leveling compound fills them flat. A thicker rigid core LVP also resists telegraphing better than thin products do.

Warranty terms vary by manufacturer and product line. Read the install requirements for the floor you pick before prep starts. Following them closely is the best way to keep your coverage intact.

Builders and designers working on Portland remodels can send us photos or measurements, and we'll help sort out whether the tile stays and which product fits. Homeowners are welcome in the showroom for the same conversation.

When we talk to clients about waterproof rigid core flooring, most of the conversation is about the floor itself. Style, color, whether it's SPC or WPC. What gets less attention is what's underneath it.

Rigid core floors, including Prima's SPC and WPC lines, need a flat subfloor to perform the way they're built to perform. These are click-lock, floating floors. If the subfloor has dips or high spots, the planks flex over them over time. That shows up later as clicking sounds, gaps at the seams, or wear that happens faster than it should.

Wear layer thickness is worth checking too, and it varies by collection. Prima's Aqua Elite Plus SPC line, for example, carries a 20 mil wear layer and a 50 year residential warranty. Other lines in their catalog run different numbers, so it is worth asking for the spec sheet rather than assuming every product in a brand's lineup performs the same.

This matters most in kitchens, bathrooms, basements, and laundry rooms, the exact rooms people choose waterproof flooring for in the first place. High traffic and moisture exposure already put demands on the floor. An uneven subfloor adds a second problem on top of that.

Before we install any rigid core product, we check subfloor flatness and address any problem areas first.

If you're a contractor or builder speccing waterproof flooring for a project, or a homeowner planning a kitchen or basement remodel, come by the showroom. We can walk you through wear layer options, core types, and what your subfloor will need before installation day.

Stair treads wear differently than a flat hardwood floor. Foot traffic lands in the same spot every time, tread after tread. That concentrated wear is why details that don't matter much on a living room floor make a big difference on stairs.

Finish sheen is one of them. High gloss finishes show scratches faster and can get slippery on a stair tread. Satin, matte, and low gloss sheens hide wear better and give more traction underfoot.

Nosing construction is another, and it comes down to how the tread is built.

We typically install solid stair treads, milled from around 1-1/8 inch hardwood, with the nosing integrated right into the tread instead of added on as a separate piece. Laminate and LVP stairs are built differently. The tread uses the flooring material, and the manufacturer supplies a separate nosing piece that gets installed onto it afterward. Those separate nosings tend to be flimsier than a solid, integrated one. There is a third method, building a tread from solid factory finished flooring with a separate nosing piece, but we typically steer away from that in favor of a solid tread stained and finished to match the rest of the home's flooring.

Species still matters too. Harder woods like white oak and hickory generally hold up best to daily stair traffic, while American walnut looks beautiful but is softer and better suited to lower traffic stairs or paired with a runner.

If you're planning new stairs or thinking about refinishing the ones you have, come by the showroom. We'll walk through species, finish, and construction together so the whole thing is built to last, not just the parts you can see.

Mahogany is a beautiful floor, but it is not a floor for every room, and that is worth saying plainly before anyone falls in love with a sample board.

Like most solid hardwoods, mahogany is sensitive to moisture. We generally steer clients away from it in bathrooms, laundry rooms, and below grade spaces, since humidity swings and water exposure are exactly what solid wood struggles with over time.

Living rooms, dining rooms, and primary bedrooms are where mahogany does its best work. Moderate traffic, stable humidity, and the kind of daily use that lets the wood develop its deeper patina instead of fighting against moisture it was never built to handle.

If a client wants that same look carried into a bathroom or a space over concrete, engineered mahogany is worth a look. It puts a real mahogany veneer over a more stable core, which holds up better against humidity and temperature swings than solid mahogany does on its own.

One thing we always confirm before installation is acclimation. Mahogany needs time to adjust to a home's environment before it goes down. Skip that step and you are more likely to see gaps or cupping down the road, no matter how well the install itself goes.

If you are weighing mahogany for your home and want to talk through which rooms make sense and which do not, stop by the showroom. We can walk you through the species options in person and figure out where this floor actually fits in your space.

Before we recommend a kitchen floor, we ask about the household first. Not the square footage, the household.

A family with young kids and a couple of dogs has different priorities than a homeowner who lives alone and cooks a few nights a week. Both can end up happy, but they usually land on different materials.

For high traffic kitchens with pets and kids, we lean toward waterproof options like LVP or waterproof laminate. Both hold up to daily spills and scuffs, and modern waterproof laminate uses water resistant cores and improved locking systems that can handle a spill sitting for a while as long as it gets cleaned up. Neither one asks much of you in return.

For homeowners who cook often and spend a lot of time standing at the counter, comfort starts to matter more than pure toughness. Waterproof cork is worth a look here. It is soft underfoot, quieter than hard flooring, and easier on your feet and back during long cooking sessions, though it is not the choice we would make for a kitchen that takes heavy daily abuse.
LVP also tends to be the easiest starting point for homeowners working within a budget, since it comes in a wide range of price points while still holding up to daily kitchen use.

There is no single right answer, only the right answer for how your kitchen gets used. If you are planning a kitchen remodel in Portland, stop by our showroom and walk through samples in person. Seeing the textures and finishes side by side makes the decision a lot easier.
