Hurricane season kicked off Monday. Officially. June 1 through November 30.

And yes, NOAA's calling for a below-normal season this year, 8 to 14 named storms, El Niño tamping things down.

But let me say this as plainly as I can to my Pasco neighbors: "below-normal" is the most dangerous phrase Floridians can hear. 🚨

You know what 2023 was? Also an El Niño year. Also forecast as "below normal."
That was the year Hurricane Idalia rapidly intensified in the Gulf and slammed into Florida's coast.

It only takes one. Doesn't matter what the season average is; it matters what comes through OUR door. And every house from Hudson down to Trinity sits right in the path of whatever the Gulf decides to send. ☀️🌊

I'm not here to scare anybody. I'm here because every single year, the homeowners who come out of hurricane season in the best shape, financially and otherwise, are the ones who handled the boring stuff in June, not the ones who panic-Googled "Pasco roofer near me" the night before a Cat 2 hit.

This week I'm doing a quick 3-post series:

Five days, one message: in Florida, the homeowners who win the roof game are the ones who move BEFORE the mailbox makes them. So here's your cheat sheet, save it, send it to your group chat, tape it to the fridge.

The Pasco County 15-Year Roof Playbook:
1️⃣ Find your roof's real age. Check the Pasco County Property Appraiser/building permit records, or dig out your closing papers. This one number runs every insurance decision about your home. Stop guessing.
2️⃣ Get inspected NOW - not in hurricane season. June–November, every good crew from Holiday to Dade City is buried. Off-season = real attention, honest answers, and you're ahead of the panic.
3️⃣ Get the certification OR the plan. Either a "5+ good years" report that keeps your coverage safe, or a calm replacement plan on YOUR timeline and budget.
4️⃣ Bundle the wind mitigation inspection. This is where the actual insurance savings live. Skipping it is leaving cash on the roof. 💵
5️⃣ Keep the folder. Permits + code docs + wind mitigation report, all in one place. Future-you will hug present-you.

That dreaded letter feels like the START of the problem. It's really the END of a problem you could've handled months earlier, calm, on your terms, with sweet tea instead of a tarp.

𝗢𝗸𝗮𝘆, 𝗶𝘁 𝗿𝗲𝗮𝗹𝗹𝘆 𝗜𝗦 𝘁𝗶𝗺𝗲. 𝗛𝗲𝗿𝗲'𝘀 𝘄𝗵𝗮𝘁 '𝗱𝗼𝗻𝗲 𝗿𝗶𝗴𝗵𝘁' 𝗹𝗼𝗼𝗸𝘀 𝗹𝗶𝗸𝗲.
Three days of me telling you NOT to replace your roof. Today, the flip side, because sometimes that 19-year-old roof over in New Port Richey really is cooked, and pretending otherwise helps nobody.

So if it IS time, here's what a Pasco homeowner should actually get out of it, not just "new shingles":
💰 It should lower your insurance, not just stop leaks. A new roof built to current Florida code, plus a wind mitigation inspection, can knock a real chunk off your premium, we're talking 20–40% for a lot of folks. Stuff like proper roof-to-wall connections and secondary water resistance aren't upsells; they're discounts you already paid for if you skip them. Don't leave that money on the table.
📁 It should come with a paperwork folder that survives the NEXT insurance company. Permits, code docs, and the wind mitigation report. That folder is what keeps the next non-renewal letter out of your mailbox three years from now.
🧊 It should be priced like a plan, not a panic. The single most expensive roof in Pasco County is the one bought the week after a hurricane, when every crew is slammed, you've got zero leverage, and you've got a tarp on the bedroom. Plan it on a sunny Tuesday and you win.

A roof done right doesn't just keep the rain out. In this insurance market, it's one of the only home projects that protects your house AND your monthly budget at the same time. That's a rare two-for-one.

Please don't panic-buy a roof. I'm a roofer, and I'm begging you. 🙏

This is the post that costs me money. Sharing it anyway, because that's the whole point of being your guy.

If your roof is just 15+ years old, your first move is NOT a new roof. Deep breath. 😮‍💨

Florida actually gives you a door most homeowners never knew existed: get a 15+ year-old roof inspected, and if a qualified inspector certifies it's got at least 5 more good years in it, your insurance company has to keep covering you. No replacement required.

I have personally seen perfectly solid 17-year-old roofs in Land O' Lakes and Zephyrhills torn off and replaced for ZERO reason, except for a scary letter and a fast-talking salesman. That's a $15,000–$25,000 mistake driven by panic, not by the actual roof.

A real inspection just tells you which of three buckets you're in:
🪣 You're fine. Get the certification, keep your coverage, and go enjoy your weekend.
🪣 Patch it. A few targeted repairs buys you years.
🪣 Yeah… It's time. Now we talk replacement, calmly, on your schedule, not in a hurricane panic.

My job, the honest version of it, is to tell you which bucket you're in, even when bucket #1 means I don't sell you anything today. I'd genuinely rather inspect 100 Pasco roofs and replace the 30 that need it than scare all 100 of you. That's how you've still got a roofer in 10 years instead of a guy who vanished.

Yesterday: The Letter. Today: why "15 years" is suddenly the number that runs your life.

Okay, picture us leaning on the fence with a sweet tea. Here's the deal, no jargon:
While your roof is under 15 years old, Florida law has your back, and an insurance company can't drop you just because the roof is "old." You're protected. 🛡️

The day it turns 15? That shield comes down. Now they're allowed to send an inspector before they'll keep covering you.

But here's the sneaky part nobody warns you about, the part that actually empties wallets in Pasco:
A lot of carriers don't drop you. They quietly flip your roof to "Actual Cash Value." Sounds harmless. It is not. 😬

In neighbor terms:
🟢 The good kind (Replacement Cost): roof gets wrecked in a storm → they pay to put a new one up.
🔴 The sneaky kind (Actual Cash Value): roof gets wrecked → they pay what your old, sunbaked roof was "worth" after depreciation… and you cover the rest. Which can be many, many thousands.

Same house. Same hurricane. Completely different day, decided by a number on a policy you've probably never read.

Tomorrow, the good news, and it's genuinely good: a 15-year-old roof in Wesley Chapel does NOT automatically mean you're writing a giant check. Promise.

You know the one.

Plain white envelope. Looks like junk mail. You almost tossed it. Then you opened it, and your stomach dropped:
"We will not be renewing your homeowners policy."

No leak. No storm damage. No claim. Just… your roof had a birthday it wasn't supposed to have.

If you live in New Port Richey, Hudson, Holiday, or out toward Land O' Lakes, odds are you've either gotten this letter or you know someone at church/the gym/the cul-de-sac who did. It's been a rough couple of years for Florida roofs that did absolutely nothing wrong except get a little older.

Here's the thing nobody explains in plain English: in Florida, once your roof passes 15 years, it stops being a "maybe someday" project and starts being an insurance problem. Different rules kick in. And most folks have no idea until that envelope shows up.
This week I'm going to walk through it like we're standing in your driveway, what the 15-year thing actually means, when you genuinely need a new roof (spoiler: less often than you'd think), and how to NOT get blindsided.

First homework, and it's the easy one: do you even know what year your roof went on? 🤔

𝗧𝗵𝗲 𝗙𝗹𝗼𝗿𝗶𝗱𝗮 𝗵𝘂𝗿𝗿𝗶𝗰𝗮𝗻𝗲 𝘀𝗲𝗮𝘀𝗼𝗻 𝘀𝘁𝗮𝗿𝘁𝘀 𝗝𝘂𝗻𝗲 𝟭. 𝗧𝗵𝗮𝘁'𝘀 𝟭𝟴 𝗱𝗮𝘆𝘀 𝗳𝗿𝗼𝗺 𝘁𝗼𝗱𝗮𝘆.

If your roof is over 15 years old, the next two and a half weeks matter more than the next six months.

Here's the pattern we've seen across 15+ years on Tampa Bay roofs: the homes that come through hurricane season intact almost always had a roof inspection in May. The ones that don't usually have a roof that "seemed fine" right up until it wasn't.

A 15-year-old asphalt shingle roof in Florida is at the end of its expected service life. Our UV, humidity, and storm cycles are harder on roofs than almost anywhere else in the country. The shingles that looked solid at year 12 are often brittle and lifted at year 15, without any visible signs from the ground.

A pre-season inspection catches what hurricane winds will exploit:
→ Lifted or curled shingles are vulnerable to wind uplift
→ Compromised flashing around vents, chimneys, and skylights
→ Worn underlayment that won't survive a major rain event
→ Soft spots in the decking that signal bigger structural concerns
→ Failed sealant at penetrations, a quiet but common failure point
