Sometimes old-school done right makes upgrades incredibly smooth.

We recently replaced a 20-year-old Victaulic bronze body valve in a condo. Because the original system was installed using Victaulic connections, once the line was properly drained, the swap was fast and efficient.

The best part?
Even after two decades, the new valve matched the original specs exactly. No redesigns, no field modifications, no guesswork — just a direct replacement done the right way.

This is a perfect example of why proper system design and quality materials matter long-term. When components are installed correctly from day one, future maintenance is safer, faster, and less disruptive for the building.

**What we found on today’s service call**

This pool heater Pump was leaking and beginning to fail, putting the entire system at risk of going down.

After confirming the issue, we sourced a replacement pump the same day through Harry Warren, who had the correct unit in stock. We were able to pick it up immediately, install it, and get the system back online without delay.

With the new pump installed, this Lochinvar Copper Fin II pool heater was restored to full operation within a matter of hours.

This is a good example of why having the right parts access and proper diagnosis matters. Fast turnaround isn’t just about speed — it’s about knowing what failed, replacing the correct component, and getting the system running safely and correctly the first time.

**What we found on today’s service call**

This location had a grease interceptor that was being pumped regularly, but the downstream line had never been checked.

When we opened the cleanout, we found heavy grease buildup and solids restricting the line. Even though the interceptor itself was being serviced, the blockage downstream was slowly forming and eventually started causing problems.

This is a common issue.

Pumping a grease interceptor removes the contents inside the tank, but it does not address buildup that has already moved into the piping. Over time, grease hardens inside the line and reduces flow until it becomes a blockage.

We were able to fully clean the line, restore proper flow, and everything has been operating normally since.

**Takeaway:**
Grease interceptors need more than just pumping. Periodic line inspections and cleaning are critical to prevent backups, downtime, and emergency service calls.

If a system is being maintained but issues keep coming back, the problem is often further down the line.

What we found on today’s service call

The toilet wasn’t flushing properly and kept backing up.

After pulling the toilet, we found a deodorizer that was never designed for a toilet lodged inside the trap. It didn’t dissolve, and once it made its way past the bowl, it stopped everything behind it.

This is more common than people think.

Toilets are only designed for toilet paper and waste. Items like deodorizer blocks, tablets, wipes, and similar products can easily get stuck and cause a blockage that requires removal of the toilet to fix.

If your toilet starts acting up shortly after something “accidentally” disappears,

it’s usually not a coincidence. Getting it checked early can prevent more damage and a bigger repair later.

We were called out for a smart toilet that wasn’t flushing properly. First step on any smart toilet service call — check the inlet filters. These filters are designed to protect the internal components and electronics from debris in the water supply.

When we opened it up, we found resin beads from the home’s water softener packed inside the filter. These beads can break loose when a softener has an internal failure and travel throughout the plumbing system. While the filter did its job and protected the toilet, it also restricted water flow enough to cause performance issues.

This is a good reminder that when one system fails, it can impact others — especially high-end fixtures and smart plumbing products. Regular maintenance on water softeners and filtration systems is just as important as maintaining the fixtures they protect.

If something doesn’t feel right with your plumbing, catching it early can save you from bigger, more expensive problems down the line.

This pump was installed up in the ceiling and never placed on a maintenance schedule. Out of sight turned into out of mind — until it finally failed. By the time it was discovered, corrosion had already taken over and the damage was done.

Mechanical equipment doesn’t fail all at once. It fails slowly, quietly, and usually where no one is looking. Routine inspections and preventative maintenance catch issues early, extend equipment life, and help avoid costly emergency repairs and water damage.

If you have pumps, heaters, or mechanical systems tucked away in ceilings or mechanical rooms, they should be checked regularly. Preventative maintenance is always cheaper than reactive repairs.

A quick reminder to stay ahead of your equipment — before it looks like this.

This is a gas flex connector behind a commercial kitchen appliance.

Discoloration, cracking, and heat damage like this are clear warning signs.

Gas connectors in restaurants are exposed to high heat, vibration, frequent cleaning, and constant movement. When they fail, it’s rarely slow and obvious—it’s sudden, and it can shut an operation down immediately.

Gas flex lines are not “install it and forget it” components. They need to be inspected regularly and replaced on a schedule, not after an incident. In most commercial kitchens, replacement around the 5-year mark is considered best practice, sooner if there’s visible damage or the equipment is moved often.

Routine inspections and preventive maintenance help avoid:

Gas leaks

Emergency shutdowns

Failed inspections

Fire hazards

If you don’t know how old the gas flex line is, it’s already a liability.

If the exhaust elbow on your commercial water heater looks like this, the unit is very likely nearing a shutdown.

This level of corrosion and buildup restricts exhaust flow, which can trigger safety lockouts, error codes, and unexpected loss of hot water. Once the exhaust can’t properly vent, the heater will not continue to operate reliably—no matter the brand.

Whether maintenance is handled by in-house staff or a licensed plumbing contractor, routine inspection and cleaning of exhaust components is critical. Preventive maintenance is far less costly than emergency shutdowns, tenant complaints, or forced equipment replacement.

Regular service helps ensure:

Proper exhaust flow

Safe operation

Consistent hot water delivery

Longer equipment lifespan

Skipping maintenance is one of the most common reasons commercial hot water systems fail unexpectedly.

This right here is why the boilers were confused 😬

We were called out because the building thought their new shower valves were the issue. Showers wouldn’t get hot no matter how long you waited.

After checking a few rooms, we headed to the boiler room and found the real problem. The water coming out of the storage tank wasn’t even getting past 102 degrees — on the first floor of a five-story hotel.

Years of limescale buildup on the quad thermistor and temp sensors meant the boilers had no clue what the actual tank temperature was.

Once those were replaced, everything immediately started keeping up and all the showers were hot again.

Sometimes it’s not the fixtures.
Sometimes it’s the stuff no one sees until it finally stops working

Customer called because they weren’t getting tempered water anymore.

We opened the mixing valve and… yeah. That explains it 🤢

This wasn’t a sudden failure — this was years of buildup quietly growing inside until the valve finally gave up. Even the customer almost yacked when they saw it.

We recommended replacement instead of trying to save something that far gone. Once installed, this valve is now on a regular 3-month cleaning schedule so it never gets the chance to look like this again.

If your water temperature is inconsistent or suddenly off, this could be what’s hiding inside your system.
Out of sight does not mean out of pipe
