If the fog on your window won’t wipe off, it isn’t on the glass. It’s inside it. 🪟

Fog between the panes means the window’s insulating seal has failed. Moisture has gotten into the space between the glass, and it stays there. A window in that condition has lost much of its insulating ability, so your heating and cooling systems work harder to make up the difference.

East Bay homes take a lot of punishment here. Morning fog, warm afternoons that drop into cool evenings, and strong inland sun all stress window seals year after year.

Some companies offer defogging, which removes the moisture and adds vents. It can improve how the glass looks for a while, but it doesn’t restore the window’s insulating performance. These photos came from a homeowner’s original vinyl sliding door, taken just before we replaced it.

Look at the circled areas. There are gaps between the frame and the opening, and dirt and debris have worked into the track and behind the jamb. Once a frame stops sealing tightly against the opening, air, water and debris have a path in.

Material is part of the story. Vinyl expands and contracts more than fiberglass as temperatures change. Infinity by Marvin reports that its Ultrex fiberglass expands 87% less than vinyl. Over years of hot Tri-Valley summers and cool nights, that repeated movement can pull a vinyl frame out of square and open gaps like these.

"Lifetime warranty" on a front door sounds simple. ProVia's warranty is strong, but it comes with conditions most homeowners don't hear about until they need it. 🚪

For example, primed doors have to be painted or stained within 90 days of installation. Some hardware finishes drop to five years of coverage in designated coastal regions, which matters if you live near the Bay. The warranty transfers to a buyer only once, and only if it's registered within 30 days of the sale. Improper installation voids coverage entirely.
