When we look at drainage, we do not stop at the roofline. We follow where the water goes next.

Gutters collect the water, downspouts carry it down, and then the property needs a clear path to move it away from the building. That may be through a drain, splash block, or properly sloped ground.

The trouble starts when a downspout is disconnected, a drain is clogged, or water is being directed toward an exterior wall, stairway, walkway, or foundation. On a dry day, it can be easy to overlook. Once regular rain begins, it can lead to pooling water, erosion, slippery surfaces, and moisture where it does not belong.

Before the rainy season arrives, this is a good checklist to begin working through at your property:
• Sealant around windows, doors, and exterior joints
• Balcony and walkway coatings, edges, and drainage
• Gutters, downspouts, and where water is directed
• Exterior paint, siding, trim, and open seams

You do not need to assume every sign of wear requires an immediate repair. The goal is to understand the condition, identify where water may have a path in, and make a plan before wet weather returns.

A quote is one part of the conversation. Understanding the condition comes first.

When we walk a property, we are looking beyond the immediate repair request. We want to understand what is visible, what may be causing it, whether there is reason to investigate further, and how urgent the issue really is.

That gives property managers, HOA boards, and owners a better basis for deciding what to repair now, what to plan for, and what may simply need to be monitored.

Is siding supposed to move?
With some siding systems, yes.

Vinyl, PVC, and certain engineered wood siding products expand in warm weather and contract as temperatures change. Proper installation accounts for that movement by leaving the manufacturer-required clearance at panel ends, trim, corners, and other transition points.

If panels are installed too tightly, they can bind as they expand. That can lead to buckling, warping, or panels pulling out of position.
Siding is not just an exterior finish. It is a system of materials and installation details designed to manage weather exposure and normal movement over time.

If you've ever been part of a building repair project, you've probably heard terms like waterproofing, sheathing, or building envelope. For most people, they're not words you use every day, and that's okay.

One of the things we enjoy most is helping our clients understand why a repair is recommended, not just what needs to be done.

Take waterproofing, for example. Many people assume the siding is what keeps water out. In reality, the waterproofing behind the siding plays an important role in helping manage any moisture that makes its way past the exterior.

Understanding how these systems work can make conversations about repairs, maintenance, and long-term planning a little easier.

That's why we're starting Building Basics. Each month, we'll break down one part of a building and explain it in plain language, so HOA board members, property managers, and building owners feel more informed when making decisions about their properties.

Project Spotlight: HOA Balcony Reconstruction | San Lorenzo

This HOA reconstruction project includes three balcony rebuilds. The video shows one of the three currently under construction.

The existing concrete deck was removed, and a new open-joist deck is being built according to the engineered plans.

Did you know? Not every aging balcony can be repaired. Depending on its condition, the engineer's findings, and the structural system, reconstruction may be the recommended solution.

One thing about exterior issues is they usually give you signs long before they turn into major repairs.

We’ll walk a property and notice things like rust around railings, cracked sealant at windows, soft balcony areas, uneven paint aging, water staining, loose railings. Small things on their own, but they’re usually worth paying attention to because moisture and deterioration rarely stay contained to one spot for long.

A lot of the work we do with HOAs throughout the Bay Area starts with conversations around these exact issues.

The goal is always to catch things early enough that boards have time to plan properly, manage costs better, and avoid putting residents through larger reconstruction projects later if possible.

Sometimes it’s not about what looks the worst. It’s about knowing what’s most likely to keep spreading if it gets ignored.

There’s a difference between keeping a property running and helping it look its best.

Water intrusion investigations often start with something simple.

A stain on a wall.
Discoloration around a window.
Paint that's beginning to bubble.
A resident reporting moisture after a storm.

What we're seeing on the surface is usually the reason we're called out to the property. From there, the goal is understanding how the water got in, where it traveled, and which materials may have been affected along the way.

One of the reasons these investigations matter is because water doesn't always stay where it enters. It can move through an exterior wall assembly before eventually showing up somewhere completely different.

That's why leak investigations often involve looking at windows, flashing, weather barriers, sheathing, exterior finishes, and other building envelope components working together as a system.
Every building is different, but understanding the path the water took is what allows us to build the right repair plan and help prevent the issue from returning.
