Renderings are a fantastic tool for envisioning a space; however sometimes things need to be experienced in the flesh. We made a “prototype” of the range hood (ie cut drywall) at for the client to approve the size and scale well before installation.

Having a moment of silence for all the beautiful vintage wallpaper stripped during the Great Grey Farmhouse Pinterest Era. Traditional with a modern twist is all the rage these days and our client’s furnishings they’ve been sourcing over time have been pairing nicely with the interior design selections •

The other (unforeseen) structural issue we had to work through at was rebuilding the original, wobbly, under-built 18x24’ rake wall in order to replace the 4 existing windows with a 14’ wide converging sliding door unit. At one point you could move that huge wall by pushing on it 🫣 When people say, “They don’t build houses like they used to” they were most definitely referring to pre-90s construction. While was mostly aesthetic updates, the most complex task was removing 6 out of 8 load bearing hollow composite columns throughout the house, none of which had their load transferred properly onto a footing.

All of the columns were resting strictly on 3/4” subflooring which caused deflection and obviously sagging. We installed a ~21’ W10x30 steel I-beam and then replaced the existing 2 ply LVLs with longer 5ply LVLs to tie into the new steel.

If your bathroom is the same age as Windows 98 it’s time for an upgrade. While the primary bathroom’s layout remained pretty much the same, the aesethic updates took this space to a whole new level of airiness and relaxation.
