The guest house on this project was designed to function as the social anchor of the property. Folding glass doors on two sides open the lounge directly to the pool deck and the lawn beyond, so the room reads as covered patio when the weather is right and as enclosed living when it isn't. Inside, a pool table, full bar, and built-in seating give the space its own identity separate from the main house. A pass-through window opens to a counter on the pool side, turning the bar into outdoor service without anyone needing to step inside.

This kitchen was designed around the view. The main island runs parallel to the back wall of glass, so whoever's cooking or pouring a drink is looking straight out at Camelback. A secondary bar runs along the side, set beneath a window that opens fully to the patio, turning the counter into a pass-through to the outdoor dining area. When the sliders are open, the kitchen, the bar, and the patio all read as one continuous space. The orientation is what makes it work.

The Berneil project is Tiara Sun Development’s only spec build, but it was approached with the same level of care as a custom home. From the beginning, the goal was to make decisions as if there were already an end user in mind. Details like custom cabinetry, stained tongue and groove, and exposed wood beams help give the home a more finished and intentional feel. The electrical system was thoughtfully planned, including Lutron lighting and prewiring for motorized shades to support how the home will be used day to day.

The Berneil project in Paradise Valley reflects a thoughtful collaboration with . Exposed trusses anchor the main living areas, adding structure and warmth while framing views of the Phoenix Mountains Preserve. The layout was designed for hosting without sacrificing everyday function, including a dedicated dining room that’s becoming less common in newer custom homes. Berniel is taking shape here in Paradise Valley, and it’s been rewarding to watch this one come together.
As a spec build, the focus from the start was on proportion, flow, and creating a home that feels intentional rather than overdesigned.

The layout opens outward to long views and natural light, while the structure itself stays low and composed within the neighborhood. Every decision, from rooflines to spacing, was made to keep the home feeling balanced and livable.

Building on the north side of Camelback is never simple, and that’s exactly why we love projects like this. This hillside site demanded careful planning from the very beginning, from how the home steps into the slope to how each level opens outward to the surrounding desert and long views beyond.

The Praying Monk sits just off to the side, while the home itself is oriented to capture light, elevation, and a sense of openness you only get up here.
