Mortar packs help to hold loosely fitting tiles in place in areas where nailing is not an option. They are also one of the primary sources of rooftop debris so it is important to get them inspected and repaired or replaced regularly, particularly if you live in a high wind area!

Despite what the name would seem to imply, the "tile" on a tile roof is actually not the primary material protecting your home from water damage. The roof underlayment - or the protective layer between tiles and deck - provides the water-resistant barrier that ultimately protects your home (the roof tile protects the underlayment from sunlight and other environmental hazards.)

Here we see a thoroughly deteriorated section of underlayment that is located directly above an active (and very, very large) indoor leak. Ponding can be caused by a roof's slope being incorrect or by the roof wearing down over time. Here we see a pe*******on in the foam roof in an area where ponded water had previously settled. Debris accumulation under tile roofs can lead to damming, rot, and eventually, leaks. Regular tree trimming, roof cleaning (especially gutters) and the proper installation of bird stop and other pest deterrents can go a long way in extending the life of your roofs underlayment. Surprising as it may seem, rooftop infestations of rats and other vermin can cause serious issues. These pests will not only gnaw on (and sometimes completely through) the underlayment, but their nesting can dam and redirect water in a variety of ways. To reduce the chances of rats and other vermin entering your home, tree branches should be cut back at least 3 feet from the rooftop. If you know you have tree branches touching your roof, get a licensed professional to cut them back and, just as importantly, inspect for the presence of vermin.
