π΅ August in Paradise Valley isn't just monsoon season β it's roof rat season.
Every time a storm knocks branches onto the roof, drops palm fronds across the yard, and rattles fruit off the citrus trees, you set the perfect table for roof rats. Non-native to Arizona, fast-breeding, and expert climbers β they thrive on exactly what monsoon leaves behind.
What we see every August:
π Scratching in the attic right after sunset
π Grapefruit and oranges hollowed out under trees (skin left behind β their calling card)
πΎ Half-inch dark droppings on water heaters and pool equipment
π Chewed insulation on AC lines and irrigation drip tubing
π Pets fixated on one spot on the ceiling every evening
The University of Arizona Cooperative Extension confirms roof rats can squeeze through openings as small as a dime. A single female produces up to six litters per year β a handful in August becomes an established colony by October.
Why DIY rarely holds:
β Snap traps catch one rat at a time
β Foam sealant gets chewed through overnight
β Block walls turn every property into a rat highway
β Neighbors' citrus keeps the food supply going
Our process: full roofline and attic inspection, hardware-cloth sealing at every entry, targeted trapping along active runways, and follow-up visits through monsoon season until the property is quiet.
