Sometimes we have engineers, architects, and plans to guide us but most times itโ€™s on us to diagnose and solve our clientsโ€™ issues. We take pride in doing the work ๐Ÿ˜Œ

This landlord client was notified by their tenant of paint bubbles and soggy walls along the rear corner of the property on all three levels.

We quickly noticed that this had been an issue in the past noting the old cellulose insulation mixed with the newer fiberglass insulation. Both were wet inside of the wall.

We determined the main issue was an incorrectly installed roof drain box which led to water penetrations at the rear corner roof and wall. In addition, we recommended a roof replacement and a new downspout as both were aged in poor condition.

We completed the following scope of work:

โœ… Removed & replaced insulation

โœ… Patched & prepped drywall

โœ… Painted

โœ… Installed new roof drain box

โœ… Installed new roof

โœ… Installed new downspout
