Always fun seeing the framing go up on a project we designed.

This custom home renovation in Morrisville, PA includes a new third-story addition over an existing single-family residence.

Our structural scope included reinforcing portions of the existing structure below to accommodate the new loads, along with cantilevered floor and roof framing to achieve the addition’s unique geometry.

Projects like this are a good example of the coordination that goes into adding significant new structure to an existing home—working within the constraints of the existing framing while giving the architectural design as much flexibility as possible.

Another project moving forward in Philadelphia's East Passyunk Crossing neighborhood.

We were engaged directly by the contractor through a design-build approach to provide the structural engineering for this third-story addition over an existing two-story rowhome. Our scope included evaluating the existing foundations for the new loading and designing the structural framing for the addition.

One of the more interesting challenges was developing a load path that transferred the new floor and roof loads into the existing brick party walls using transfer beams and an epoxy-anchored structural ledger.

Another project coming to life in the heart of Brewerytown!

The building is composed of light-frame wood construction and has been carefully engineered to bring the architect's vision to reality while delivering a safe, efficient, and buildable structure.

Excited to share that Preston Structural Solutions officially has a new home in Manayunk.

Over the past few weeks, I’ve moved into a new office space at 106 Gay Street, Unit 305, right off Main Street, up on the third floor.

As a small business owner, getting an office is about creating a place where clients, architects, contractors, and collaborators can stop in, talk through projects, sketch ideas out, and build relationships face to face.

Manayunk felt like the right fit from the beginning. Walkable neighborhood, easy to hop on 76 to get anywhere in the city, plenty of places to grab lunch, good coffee everywhere, and a strong community of creative and entrepreneurial people.

We’re excited for what’s ahead and grateful for everyone who has supported the growth of the business so far.

Not every structural project involves an entire building. Sometimes it is a single feature that becomes the focal point of a home.

This new feature stair in an existing single family residence utilizes structural steel to achieve the clean architectural vision while integrating seamlessly with the existing structure.

Precision engineering plays an important role in features like this. Structural steel allows for slimmer profiles, longer spans, and cleaner connections that would not be possible with conventional framing. Just as importantly, proper engineering ensures the stair meets code requirements and is approved through the permitting process so it can be built with confidence.

We worked closely with the owner and contractor throughout design and construction to ensure the final result aligned with both the structural demands and the architectural intent. Seeing it come together exactly as envisioned is always rewarding.

Excited to share progress on a new 3 story multifamily building with one level below grade that is nearing completion of structural framing.

The project sits on a tapered corner lot, which led to skewed wall geometry and some unique structural coordination challenges throughout the building footprint. To achieve large, open floor plans for the residential units, the structure utilizes a hybrid system of structural steel supporting wood framing above.

Preston Structural Solutions is serving as the Engineer of Record and provided the full structural engineering drawing set for construction, along with temporary shoring and excavation support designs to safely support the work.

It’s been great watching this one come together in the field and seeing the structure take shape.
