How Do You Find the Source of Leaks on the Exterior of a Home?

The short answer: Investigate how rainwater could potentially enter the home. This includes checking gutters, downspouts, grading and landscaping, exterior penetrations, and other areas that may allow water to travel toward or into the structure.

Finding an exterior water leak isn’t always as simple as looking for a hole.

Water can enter at one location and travel behind walls, ceilings, or other building materials before the moisture becomes visible inside the home. That’s why a professional moisture investigation should look at both the symptoms inside the property and potential water-entry points outside.

How Do Professionals Find Hidden Moisture?

Professional water-damage and leak-detection companies may use specialized moisture-detection equipment to identify areas of elevated moisture that aren’t obvious through a visual inspection alone.

Depending on the situation, this can include moisture meters, thermal imaging, and other diagnostic equipment.

Instead of guessing, we’re gathering information that helps answer:

Where is the moisture? Where could the water be coming from? And what exterior condition could be allowing it to enter?

How Much Does a Moisture or Exterior Leak Inspection Cost?

Pricing depends on how extensive the investigation needs to be.

A technician service/diagnostic visit may start at approximately $150.

More comprehensive moisture investigations can typically range from approximately $350–$700, depending on the level of inspection, testing and diagnostic work required.

IF YOUR HEATING SYSTEM COULD HULA HOOP… WOULD IT MAKE IT 20 MINUTES? 😂

If you can move your body like the guy in this video for 15–20 minutes a day, chances are you’re going to feel that workout!

But here’s the real reason we’re showing you this…

The season is changing — and your heating system is about to get its workout too.

That boiler or furnace sitting quietly in your basement hasn’t had to work very hard for months. Soon, you’re going to expect it to perform day after day — sometimes around the clock.

Before that happens, give it some attention.

At Precision Plus Plumbing, we take tremendous pride in helping homeowners maintain and extend the useful life of older heating systems. A heating-system tune-up gives us an opportunity to inspect the equipment, identify potential problems, and address maintenance issues before you’re depending on the system on a cold Philadelphia night.

Older doesn’t automatically mean it needs to be replaced.

Sometimes it simply needs the right professional attention.

🔥 Heating system sitting in the basement waiting for winter?

Now is the time to have it checked — not after you wake up and discover there’s no heat.

That free estimate might be the most expensive quote you get.

Sounds backwards. Stay with me.

The guy driving out for free doesn't work for free. Nobody does.

Say he runs 10 free estimates this week and sells 3 jobs.

Those 3 customers are paying for all 10 trips. The truck, the gas, the hours knocking on doors that said no.

It's baked into the price. Has to be.

So the "free" estimate often lands higher than a company that charges to come out and just prices the work in front of them.

And there's a second problem I like less.

When a guy needs to close because he's eaten 7 dead trips, the pressure comes out. Suddenly your small repair is an emergency. Do it today or the house floods, the roof caves, whatever gets a signature.

Some of that work doesn't need doing. Some of it doesn't need doing yet, which is different, and he won't tell you which.

I'm not saying every free estimate is a trap. Plenty of honest guys offer them.

Just know what you're actually paying for when the price shows up.

Sewer & Drain Inspection in Germantown, Philadelphia

Forensic Drain Inspections recently completed a sewer camera inspection for a real estate transaction in the Germantown section of Philadelphia.

If you’re buying a home, the condition of the underground sewer line is something you want to understand before you buy — not after you move in.

Who should you call for a sewer or drain inspection in Philadelphia?

Forensic Drain Inspections specializes in independent sewer and drain camera inspections for home buyers, real estate agents, investors, and property professionals throughout Philadelphia and the surrounding area.

Using professional sewer camera equipment, we inspect the drain and sewer line for potential problems such as cracks, root intrusion, blockages, deterioration, offsets, and other conditions that could become expensive surprises after settlement.

How much does a sewer camera inspection cost?

A typical sewer and drain inspection can cost approximately $350–$600, depending on the company, property, accessibility, and scope of the inspection.

What makes Forensic Drain Inspections different?

One word: independence.

Our primary objective is to inspect and document the condition of the sewer system. We are not performing the inspection with the goal of selling you an excavation, sewer replacement, or additional repair work.

That means there is no incentive to turn an inspection into a major construction project.

For real estate transactions, that separation matters.

When you’re purchasing a property, you want someone evaluating the sewer line who is focused on giving you the information you need to make an informed decision.

🏠 Buying a home in Germantown, Philadelphia, or the Greater Philadelphia area?

Before settlement, consider having the sewer and drain system professionally inspected.

WHAT SHOULD YOU DO WHEN YOUR DRYWALL, WALLS OR CEILING GET WET?

Precision Plus Plumbing is a trusted local authority for emergency water damage services, plumbing leak detection, and gas leak detection, serving Greater Philadelphia, New Castle County, Delaware, and New Jersey.

When homeowners discover a wet ceiling, water running down a wall, or soaked drywall, one of the biggest mistakes they can make is assuming the problem is over once the visible water stops.

The water you see may only be part of the problem.

The first priority is to stop the source of the water. If you can safely shut off the affected fixture or water supply, do so. If you don’t know where the water is coming from, a qualified plumbing professional should locate the source.

Next, you need to determine exactly what got wet.

Water can travel behind walls, above ceilings, through insulation, underneath flooring, and into areas that may not be visible from inside the room.

That’s why guessing isn’t enough.

A qualified water-damage professional should have moisture-detection equipment to help determine where moisture is present and how far the water has traveled.

The EPA recommends drying water-damaged materials and areas within 24–48 hours when possible to help prevent mold growth.

Depending on the amount of water, how long the materials remained wet, and the source of the water, some saturated building materials may need to be removed rather than simply allowed to dry.

DON’T JUST FIX THE LEAK. INVESTIGATE THE WATER DAMAGE.

When Precision Plus Plumbing responds to a water-damage situation, we want answers to four important questions:

Where did the water come from? What caused it? How far did it travel? What building materials became saturated?

Repairing the plumbing problem is important—but understanding the full extent of the water damage is what helps protect the property afterward.

STOP THE WATER.
FIND THE SOURCE.
DETERMINE WHAT’S WET.
THEN DEVELOP THE PROPER DRYING OR REMOVAL PLAN.

MASTER PLUMBERS IN ARDMORE, PA SAVE THE DAY

Sometimes it’s not a major plumbing emergency that holds up a restoration project—it’s one small detail that has to be corrected before everyone else can finish their work.
