Something I’m seeing more and more often is laziness and incompetence during home inspections.
I recently prepared a repair quote for a home that had supposedly been inspected just one month earlier. During my walkthrough, I found multiple serious and immediate health and safety concerns that the inspector completely missed. One major issue was so dangerous that this woman could have legitimately lost her life because it wasn’t identified.
The roof is compromised, yet the inspector passed it by only looking at it with a drone and never stepped foot on it. She paid approximately $1,500 for the inspection and was told the house was safe to live in. Now, the repairs could end up costing her more than $100,000 and most of it HAS to be done before snow. Sight unseen purchases are risky unless you have an inspector and realtor you trust.

Please do your research and hire someone you know and trust. Stop assuming you need to call someone from Ellsworth, Bangor, or beyond to get a qualified inspection. Too many people are overpaying only to receive an incomplete inspection that can leave them financially devastated—or, even worse, living in a dangerous home.
