By the time water shows up on your ceiling it's been sitting in the decking a while. That's when a shingle job turns into decking, insulation, drywall and paint, and the parts that aren't the roof don't always get covered the same way.

ACV pays what the roof is worth today, depreciation taken out. RCV pays to actually replace it, usually in two checks, with the rest released after the work is done. Same storm, very different out of pocket.

"All my shingles are still there, so the roof is fine."

Hail doesn't usually rip shingles off. It bruises the mat underneath and knocks the granules loose, so the roof keeps looking fine from the driveway while the clock runs on it. Wind damage hides the same way, up along the ridge where you can't see it.

When an adjuster gets on your roof, they're looking for specific things:

✔ Hail bruising in the shingle mat, not just granule loss
✔ Wind creasing along the edges and the ridge
✔ Damage to soft metals — vents, flashing, gutters
✔ Enough hits per square to justify a replacement

A weather claim isn't the same as an at-fault claim. Rates in Texas move for a lot of reasons, and a hailstorm that hit your whole ZIP code usually isn't one of them. Ask your agent before you talk yourself out of a claim you're owed.
