Chimney Chase
A chimney chase is the term used for the cap of a chimney fabricated out of wood. These are very common on townhouses and condos. Most of these are galvanized sheet metal, or sometimes made from aluminum coil. Current code states they need to be formed with a pitch. On older builds there was no prevailing code for this part. Most of these are “builder grade” which is technical terminology for the cheapest way available.
This leaking chase was in an 80’s-built town house. Multiple attempts were made to seal this collar over time, as seen in the photo. The issue was the chase developed a hairline slit or crack in the sheet metal that could not be detected and was about 3” away from the bottom of the collar. This happens with expansion and contraction over a period of time. We took some field measurements, designed the new chase, and had it fabricated. The new chase is stainless steel, has the proper pitch, and a new sealing collar.
