A roof inspection shouldn’t begin with the assumption that you need a new roof.
In reality, an inspection can lead to several very different recommendations:
Monitor: Nothing needs to be done immediately, but the condition is worth documenting and checking over time.
Maintain: The roof may simply need routine attention—clearing debris, monitoring sealants or flashing, or addressing normal upkeep.
Repair: A specific problem needs to be corrected, but that doesn’t automatically mean replacing the entire roof.
Replace: Sometimes the overall condition reaches a point where continued repairs or maintenance are no longer the most practical recommendation.
That distinction matters, especially in October. Knowing what your roof actually needs gives you time to address what matters before winter while avoiding unnecessary work on things that can reasonably be monitored or planned for later.
This is also the thinking behind preventive roof care: inspect regularly, document what changes, maintain what can be maintained, and make larger decisions when the condition actually calls for them.
