Five preparation steps that prevent coating failure

If you've received a roof coating proposal, here's what separates a system that lasts from one that fails: what happens before the coating goes on.

We've seen coating failures blamed on the product when the real problem was inadequate cleaning, unaddressed moisture, skipped repairs, or no adhesion testing. The coating itself was fine-the foundation underneath wasn't.

When we specify a silicone roof coating, we include five non-negotiable preparation steps:

1. Moisture evaluation - Wet insulation or substrate will compromise adhesion and cause premature failure. We identify and address it.

2. Surface cleaning - Dirt, algae, and oxidation prevent the coating from bonding. We clean to the standard the manufacturer requires.

3. Seam and pe*******on repairs - Leaking seams and deteriorated flashing are common failure points. We repair them before coating.

4. Adhesion testing - We verify that the coating will actually stick to your specific roof substrate. No surprises after application.

5. Primer application - Some roofs need primer to ensure proper adhesion. We apply it when the manufacturer specifies it.
