Ok this took forever but one month for Allstate to approve the estimate to rebuild, one month for the mortgage company and bank to clear the checks 😂

We are now all older and wiser (peep the beard). We built a Mobile Roof (TM) to stop further water intrusion. Thank you Jhon for leaving a giant dehumidifier mid-week for the senior homeowners living at home despite the defective tarp.

Stay tuned for next week where we demolish things. That's my favorite part.

Another repair to a property which failed inspect due to structural concerns. One call to us fixed it all and within a week of our repairs, the home was back under contract this time for 15K more.

Inspection report: joist framing is incorrect causing structural concerns

Solution: support the multi-piece joist with a sistered joist, same dimensions and attached with screws every 12", staggered pattern.

Inspection report: the beam carrying the whole house is under-supported per the engineering tables of IRC 2019. Notice the deflection on the carrying beam.

Solution: lift the entire house using a 20ton bottle jack, replace the incorrect metal jack posts with 6x6 wood posts over a metal plate.

House passed inspection and went from buyer cancelling at 180K purchase price to a new buyer agreement at 195K within a week of listing on the MLS.
