What's behind the walls of your old Cape house?

Sometimes you just have to look, after the old sheetrock or plaster is down, and after the subfloor is up. Sometimes you find hand-cut framing that was never square or may have settled, often you find insulation somebody blew in decades ago.
You can give a homeowner a range, and an honest builder tells you it's a range.

So we open walls early where we can, and we put a real number in.

Old houses here are worth it. They're just not a fixed price until you can see them.

There was a column and a peninsula right where you're looking.

The layout cut the kitchen off from the living room and the whole space felt closed in. This kitchen remodel was more than new cabinets and counters.

We had a structural engineer tell us what the house would allow. The answer was adding an LVL — an engineered beam sized to carry the opening — which let the column come out. Then we worked with White Wood Kitchens on design, including moving the fridge to free up the wall we needed for the dry bar.

How do you get a 600 pound hot tub into a Hyannis Port backyard with no side access?

You fly it in.

The crane was on site for about ninety minutes. Getting to those ninety minutes takes weeks — permits, a rigging plan, tree clearance, and timing street closures.

The finished terrace is the photo everybody sees, but this is the part that actually got it built.
