His Lego collection needed a room. Nobody wanted to give up a bedroom.
So we looked up. This Laguna Niguel home had a two-story opening above the living room, and the upstairs landing stopped at a half wall with nothing but open air past it.
Now that space is a full room, and it’s a Lego workshop. Build table, display cases, foosball, and room to walk around all of it.
We handled the design, permits, structural beam and floor system, framing, electrical, recessed lighting, drywall, and every inspection.
No addition, no lost yard. The space was already inside the house.

A new loft and a new bathroom, both built where there used to be nothing but ceiling.

Update from Lathrop. The walls are framed, the door openings are in, and the bathroom is taking shape with the shower pan on site. This week we passed rough inspections for framing, electrical, plumbing, and mechanical.

Most people never see this stage, but it’s the one that counts. Everything behind the walls gets checked and signed off before any drywall goes up.

When it’s done, the home gains 299 sq ft: a loft and a separate full bathroom, all inside the house they already had.

Same doorway. Same view. In one of them that space is a hallway railing, in the other it is a room.

This was a two story drop over the entry. All that height was really doing was making the house harder to heat. We framed a new floor, tied it into the existing structure, ran the electrical and recessed lighting, and closed the ceiling line. The family ended up with a full living space out of square footage they already owned.

Nothing pushed out the back of the house. No yard lost. Nothing changed outside.

If your floor plan says “open to below” anywhere, text a photo of the space to (951) 608-6691 and we will tell you whether it converts.

All this height and none of it was usable.
This Lathrop home had two full stories of open air over the living room. We’re turning that space into 299 sq ft of new rooms: a loft and a separate bathroom, without adding onto the house.
Step one was the structural beam. It spans the open space and carries the new floor system. Once that was in, the space finally had a floor, and the walls could be laid out.
If your ceiling is 18 feet or higher, you may have a room’s worth of space sitting over your head. We handle the design, permits, structural work, framing, electrical, plumbing, lighting, drywall, and inspections.
Comment LOFT and we’ll set up a free evaluation. No obligation.

Most people walk past this every single day and never think twice about it.
That open void above the entryway — the one that goes all the way up with nothing built above it. Just empty space they were living beneath.
We came in, evaluated it, pulled every permit, and filled in that entire open space to build a fully finished loft lounge above it.
Now this family has a spot to watch TV, play music, and wind down — right above where that void used to be.
Same home. Same footprint. Brand new room.
Here’s what we handled from start to finish:
âś… Structural framing

âś… Electrical & recessed lighting

âś… Drywall installation

âś… Design, permits & inspections
No outward additions. No disruption to the outside of the home. Done in 2–3 weeks on average.
If you have a tall open ceiling or a void space in your home that isn’t being used, there’s a good chance we can do the same thing for you.

Most homes with high ceilings have no idea what’s sitting above them.
This family in Aliso Viejo had over 20 feet of vaulted ceiling void that had never been touched. We built a full loft above the living room, a finished room they turned into a gym, a hallway, and a full bathroom. While we were at it, the vaulted ceiling downstairs got closed in with recessed lighting throughout.
No addition. No expansion. The space was already there.
If you have high ceilings at home, there’s a good chance you qualify. Comment LOFT and we’ll tell you what’s possible.

This Newport Coast estate had an open courtyard with nowhere to go. The owners wanted it enclosed with a custom bar and a floor-to-ceiling glass w**e wall built into the wall.
We handled the full build from design through permits. What used to be an open courtyard is now a finished living space with ocean views straight through.
