Float switches can stick after sitting unused. Debris can settle in the pit during dry months. A check valve that was fine in spring can fail quietly over a dry summer without anyone noticing, since there was no water around to reveal the problem.

A lot of companies say they offer 24/7 service. Here is what that actually looks like at Andy's Pipe Dream.

Our office is open Monday through Friday, 8am to 6pm, for scheduling and regular appointments. Outside of those hours, including weekends, our emergency service is available around the clock, every day of the year. If your basement is flooding at 2am on a Saturday or your water heater fails on a holiday, you are not leaving a voicemail and hoping for a callback in the morning.

We would rather be straightforward about how this works than let 24/7 be a vague marketing line. When something actually cannot wait, we are reachable.

Fall leaves and debris clogging your gutters is not just a roof issue. It is a plumbing and foundation issue too.

When gutters and downspouts back up, water that should be carried well away from your home instead pools near the foundation. Over time, that water finds its way toward basement walls, crawl spaces, and the same drainage systems your sump pump is designed to handle. A gutter problem in October can turn into a sump pump problem in November.

Clearing gutters and downspouts now, before fall rain picks up, keeps water moving away from your home the way it is supposed to, and takes pressure off everything downstream, including your foundation drains and sump pit.

If the bathroom farthest from your water heater takes forever to run hot, you are not imagining it, and you are not stuck with it either.

A hot water recirculation pump, like the Grundfos Comfort system, keeps hot water moving through your existing line or a dedicated loop so it is ready at the tap almost immediately, instead of running down the drain while you wait.

If your home has a water pressure reducing valve, plumbing code requires a thermal expansion tank, and a lot of homeowners have never heard of either one.

Here is why it matters: a home with a pressure reducing valve or a backflow prevention device becomes what is called a closed system. Water can get in, but it cannot get back out toward the street. When your water heater heats water, that water expands and takes up more room. In a closed system, that expanding water has nowhere to go, and pressure inside your plumbing climbs.

A thermal expansion tank solves this. It is a small steel tank with a rubber bladder inside, similar in concept to a coolant reservoir, that gives the expanding water somewhere to go so pressure stays constant.

Every spring, we get calls from Kansas City area homeowners who turn on an outdoor faucet for the first time and discover it cracked over the winter. By then, the damage is already done.

Standard outdoor spigots are not freeze proof. If water is left inside the pipe when temperatures drop below freezing, it expands and can split the pipe from the inside, often without any visible sign until you turn the water back on.

The fix is simple: disconnect and drain hoses before the first freeze, and shut off any exterior hydrants from the inside so the line stays empty all winter. For homes that want to stop thinking about this every year, a self draining hydrant like the Woodford Model 27 has multiple drain holes built in behind the handle, so the line clears itself every time the water is shut off, even if a hose gets left connected by accident.
